Janitor Position

JSM Living is seeking a reliable and hard-working janitor to join our team. We manage a diverse portfolio of residential apartments and commercial real estate, and this role plays a key part in helping our properties look their best and function smoothly for our residents and commercial tenants.

We're looking for someone who takes pride in their work, values a clean and well-kept environment, and can be counted on to show up and contribute every day. Strong attendance and reliability are essential to success in this role.

• Maintain the exterior cleanliness of buildings, including entrances, sidewalks, and parking areas
• Perform routine cleaning and maintenance of common areas, including lobbies, hallways, stairwells, restrooms, laundry rooms, fitness areas, and elevators
• Clean and sanitize restrooms, including replenishing supplies, disinfecting surfaces, and ensuring overall cleanliness
• Empty trash and recycling receptacles in both interior and exterior areas and dispose of waste properly
• Assist with routine power washing at designated properties
• Support company-wide snow removal efforts as needed
• Keep accurate electronic records of time, labor, and materials for assigned projects
• Maintain cleanliness and basic upkeep of company vehicles used for daily tasks
• Work with other departments to support property turnover efforts between tenants (e.g., unit clean-outs, touch-up cleaning)

• A dependable team player with strong attendance and the ability to work a full-time schedule (40 hours/week)
• Weekend availability and flexibility for occasional overtime or on-call needs
• Valid driver's license required
• Ability to work professionally with coworkers, residents, commercial tenants, and vendors
• Willingness to keep a clean and organized workspace and represent the company with a professional attitude and appearance
• Ability to manage multiple responsibilities and prioritize tasks effectively
• Previous janitorial or custodial experience is preferred

• Hourly starting rate - $19-$22 per hour

The starting hourly range for this position reflects a good-faith estimate of compensation at the time of this posting.
