About the Maintenance Supervisor Position

We’re looking for a talented maintenance supervisor who will be responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies, local, state and federal regulations, and company risk management program. The supervisor also manages financial contributions toward and adherence to the property budget.

  • Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met.
  • Review and track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance‑related issues in a timely manner as outlined in Avenue5 Policy and Practices while maintaining a professional demeanor.
  • Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
  • Perform general carpentry duties such as wallboard repair, counter top/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
  • Perform proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and more.
  • Ensure work‑order systems accuracy by verifying all orders are completed in a timely manner to company standards and resident satisfaction.
  • Conduct daily inspection of property grounds, buildings, and common areas to maintain safety and cleanliness, and identify issues requiring maintenance, repair or replacement.
  • Oversee and assist with management of property emergencies such as inclement weather, fires, and floods.
  • Promptly communicate with the property manager concerning all maintenance issues.
  • Observe and promote safety and risk management in accordance with local, federal, state, and company rules.
  • Help monitor response times for emergency on‑call/after‑hours maintenance assignments and address issues as needed; participate in on‑call rotation as required.
  • Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interacting courteously with residents.
  • Foster a positive, collaborative relationship with residents, other properties and agencies.
  • Conduct pre‑move‑in and post‑move‑out apartment inspections, ensuring timely completion of quality unit turns.
  • Act as mentor to the maintenance team and maintain a professional demeanor and appearance.
  • Administer the company risk management program.
  • Complete special projects as assigned by the maintenance supervisor and/or property manager.
  • Solicit suppliers and contractors when work is necessary and monitor their compliance with company policy.
  • Work with the property manager to ensure compliance with company, ownership, state, and federal policies.
  • Walk property weekly with leadership to collaborate on challenges and operations.
  • Ensure maintenance costs remain within allotted property budget and provide input on future budgets.
  • Other duties as assigned by property leadership.
Education and Experience
  • High school diploma or equivalent is required.
  • At least three years of experience in the property management industry or a directly related field.
  • Possess general maintenance and carpentry skills.
Skills and Requirements
  • Must maintain a valid driver’s license, clean driving record, and current auto insurance.
  • Ability to read, write and understand English.
  • Ability to use general office equipment, such as telephone, fax machine, printer, copier, and key‑track system.
  • Excellent customer service and interpersonal skills with the ability to relate to others.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task.
  • Ability to perform basic mathematical functions.
  • Ability to cope with and defuse situations involving angry or difficult people.
  • Ability to maintain confidentiality.
  • Must maintain professional appearance and comply with prescribed uniform policy.
  • Must comply with all safety requirements.
  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
