SUMMARY
This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
ESSENTIAL RESPONSIBILITIES- Completes assigned work orders from resident service requests and preventive maintenance, diagnosing defects and making repairs per policies, procedures, safety standards, and code requirements.
- Completes the make‑ready process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, procurement of supplies, execution of maintenance tasks, and final inspection.
- Follows procedures for accessing and obtaining materials, supplies, equipment, and tools from the property’s maintenance department, tracking inventory, returning unused items, and notifying supervisors for reordering.
- Completes documentation and paperwork accurately and timely so service requests are properly recorded and tracked.
- Assists in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting signs as needed.
- Supports cost‑cutting and expense control by fixing rather than replacing parts when possible, minimizing waste of materials, and using tools and equipment correctly.
- Complies with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents or incidents promptly.
- May inspect work performed by contractors, vendors, and other service providers to verify quality, scope, and specifications are met.
- Assists in conducting routine and periodic property inspections to identify safety and risk management concerns and communicate physical needs to management.
Incumbents must stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must work in all weather conditions and be able to lift up to 25 pounds independently and up to 50 pounds with assistance. Flexible scheduling, including calls during evenings, weekends, and holidays. Occasional travel, training, and meetings may be required.
REQUIREDLICENSING & CERTIFICATIONS
- EPA Type 1 and II or Universal refrigerant recycling certification (for Certified Service Technicians).
- All state and local jurisdiction required certifications (for all Service Technicians).
- Valid driver’s license to operate a golf cart on property, if applicable.
The hourly rate is $23.00 – $25.00. The role may be eligible for quarterly or annual bonus programs (corporate positions) or weekly, monthly, and/or quarterly bonus programs (on‑site positions) based on performance.
