We are looking for a dependable, hands-on Maintenance Technician to join our onsite team at Briar Chapel in Chapel Hill, NC.

As a Maintenance Technician, you'll help keep Briar Chapel's common areas, amenities, facilities, trails, equipment, and other Association-owned property safe, functional, clean, and well maintained. This is a hands-on role for someone who enjoys solving problems, working independently, and seeing the results of their work each day. You'll assist with routine work orders, preventive maintenance, minor repairs, property inspections, equipment upkeep, and general maintenance needs throughout the community.

Your key responsibilities will include:

• Maintenance & Repairs: Complete routine work orders and perform minor repairs involving carpentry, plumbing, painting, drywall, hardware, fencing, gates, signage, and general building maintenance.
• Community Upkeep: Assist with the maintenance and repair of common areas, amenities, trails, recreational facilities, and Association-owned property.
• Property Inspections: Inspect community facilities, amenities, trails, and common areas for maintenance concerns, damage, and potential safety hazards.
• Preventive Maintenance: Assist with scheduled preventive maintenance and help maintain basic records of completed repairs and equipment servicing.
• Troubleshooting: Identify routine maintenance problems, complete repairs within your skill level, and communicate when specialized or licensed contractor support is needed.
• Tools & Equipment: Safely operate and maintain hand tools, power tools, maintenance equipment, carts, and other Association-owned equipment.
• Work Order Management: Keep assigned work orders updated and communicate delays, material needs, or additional repair requirements.
• Vendor Support: Assist with contractor and vendor access, work-area preparation, and portions of larger maintenance or capital projects as directed.
• Community Support: Assist with setup and breakdown for Association meetings, events, and community activities when needed.
• Customer Service: Interact professionally and courteously with homeowners, residents, guests, vendors, and coworkers.

• High school diploma or equivalent preferred.
• One to three years of maintenance, facilities, residential, commercial, apartment, HOA, or similar property-maintenance experience preferred.
• General knowledge of basic carpentry, plumbing, painting, drywall, and building maintenance.
• Working knowledge of hand and power tools.
• Ability to troubleshoot routine maintenance problems and complete assigned work with limited supervision.
• Strong organization and time-management skills.
• Ability to manage multiple work orders and changing priorities.
• Dependable attendance and consistent follow-through.
• Strong attention to detail.
• Professional written and verbal communication skills.
• Ability to work independently while recognizing when an issue should be escalated.
• HOA, multifamily, hospitality, residential community, or facilities-maintenance experience is a plus.
• Willingness to learn new maintenance skills and procedures.

• Valid North Carolina driver's license and reliable transportation.
• Ability to safely operate Association-owned vehicles and equipment when authorized.
• Ability to regularly stand, walk, bend, kneel, crouch, reach, and climb stairs.
• Ability to safely use ladders and maintenance equipment.
• Ability to lift and carry up to 50 pounds with or without reasonable accommodation.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to walk throughout the community, including trails, common areas, and uneven terrain.
• Ability to work occasional evenings, weekends, or adjusted hours based on community needs.
