Porter-Gaud School is an Episcopal, independent, coeducational day school with 1,650 students in preschool through 12th grade. The Facilities Department has an opening for the position of Maintenance Manager, to start on October 1st, 2026.

This position reports directly to the Director of Facilities and works closely with other Facilities employees. The Maintenance Manager is responsible for the maintenance of the buildings and grounds at all three campuses in support of the operation of the School, to include routine, reactive and preventative maintenance activities.

Flexibility is essential. This position will/may be required to work when the School is closed which may include holidays, weekends and extended hours in summer. Availability to attend events at any/all of the three Porter-Gaud/O'Quinn campuses, during both regular and off work hours is required.

Ability to respond to facilities needs and emergencies that may occur outside of normal working hours.

Specific

Duties include:

  • Take a leadership role in developing and implementing the operations and maintenance routines, both on a reactive and proactive basis. This includes basic to intermediate knowledge and skills in electrical, mechanical and plumbing trades.
  • Assist the Director of Facilities in the program development and operations of the Building Automation System for Heating, Ventilation and Air Conditioning for all three campuses.
  • Responsible for maintaining employee schedules and communication with the Human Resources department of the school, including the accumulation and forwarding of relevant documentation
  • Responsible for maintaining an inventory system for maintenance tools and equipment
  • Provide leadership, training and professional development guidance to maintenance team members
  • Review of vendor invoices for agreement to contracted terms and subsequent communication with accounting department
  • Responsible for the campus annual inspection management plan
  • Assist in the management of large campus events (to include athletic events and conferences)
  • Works closely with the Assistant Director of Facilities and Grounds Manager in the coordination of campus events and with interior building maintenance
  • Compliance with all applicable safety regulations.
  • Compliance with all department rules, as specified in the Employee Handbook.
  • Serves as the backup for the Director of Facilities and/or the Assistant Director of Facilities, as needed
  • Other duties as assigned by the Director of Facilities

Required skills:

  • Proven management skills, including but not limited to areas of personnel, time, budget and property management
  • Strong interpersonal communication skills with the ability to articulate ideas clearly, both verbally and in writing
  • Strong computer skills, including Microsoft Office, Google and other database applications
  • Service oriented problem-solver who is able to successfully work with diverse individuals in an educational environment
  • Experience in coaching, supervising and/or mentoring employees (preferred).

Minimum

Job Qualifications:

  • 10+ years of supervisory experience in a Customer Service and/or Facilities industry
  • Extensive knowledge/experience in campus maintenance operations, to include Computerized Maintenance Management Systems and Locksmithing
  • Bachelor's degree or equivalent combination of education, experience and training
  • APPA and/or Skilled Trade Certificate (preferred)
  • Experience in an educational environment (preferred)

Physical Requirements and Working Conditions

The Maintenance Manager position is an active, hands-on role that requires the ability to perform and oversee maintenance activities across multiple school campuses. The physical requirements described below are representative of those necessary to perform the essential functions of the position, with or without reasonable accommodation.

  • Ability to frequently stand and walk for extended periods of time throughout buildings, grounds, mechanical spaces, and other areas of the School's campuses.
  • Ability to frequently bend, stoop, crouch, kneel, reach, push, pull, and perform other physical movements associated with facilities maintenance and inspections.
  • Ability to safely lift, carry, push, or move equipment, tools, supplies, and materials weighing up to 50 pounds, independently or with appropriate assistance/equipment.
  • Ability to safely climb and work from ladders and stairs and access elevated or confined areas as necessary to inspect, troubleshoot, or perform maintenance activities.
  • Ability to use hand tools, power tools, maintenance equipment, and other equipment necessary to perform the essential responsibilities of the position.
  • Ability to perform work both indoors and outdoors and in varying environmental and weather conditions, including heat, cold, humidity, rain, dust, and noise.
  • Ability to work in mechanical rooms, utility areas, rooftops, crawl spaces, and other facilities-related environments as required.
