Position SummaryThe Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall curb appeal of the community. This position plays an important role in creating a welcoming environment for residents and prospects by ensuring the property's grounds, common areas, amenities, and vacant apartment exteriors are clean, safe, and well-maintained. The Groundskeeper also assists with minor maintenance tasks, apartment turns, and other property needs as directed.
EssentialJob Responsibilities
Responsibilities include, but are not limited to:
Community Appearance- Walk the property daily to remove litter, debris, pet waste, and other refuse from the grounds and common areas.
- Maintain the cleanliness and appearance of sidewalks, breezeways, parking areas, landscaped areas, dumpster enclosures, and amenity spaces.
- Empty trash receptacles throughout the community.
- Assist in maintaining an attractive first impression and curb appeal at all times.
- Report any conditions that negatively impact the appearance or safety of the community.
- Remove trash and abandoned belongings from vacant apartments prior to the make-ready process.
- Clean and organize storage areas, maintenance shops, and other designated work spaces.
- Assist the maintenance team with apartment turns, including light cleaning and preparation as assigned.
- Complete minor maintenance and service tasks as assigned.
- Inspect amenities, gates, fencing, and common areas for cleanliness, damage, or safety concerns.
- Assist with seasonal property projects, preventive maintenance activities, and special community events as needed.
- Interact professionally and courteously with residents, guests, vendors, and coworkers.
- Respond to resident concerns promptly by either addressing the issue within the scope of the position or notifying the appropriate team member.
- Distribute resident notices and communications as requested.
- Follow all company safety policies and OSHA requirements.
- Wear appropriate personal protective equipment (PPE) when required.
- Immediately report unsafe conditions, accidents, injuries, or property damage.
- Safely operate hand tools, power equipment, and other maintenance equipment.

- High school diploma or GED preferred.
- Previous groundskeeping, janitorial, landscaping, maintenance, or apartment community experience preferred.
- Basic knowledge of cleaning equipment, hand tools, and property maintenance practices.
- Ability to follow written and verbal instructions.
- Strong customer service and communication skills.
- Ability to work independently while contributing to a team environment.

This Position Regularly Requires- Walking the property for extended periods.
- Standing, bending, kneeling, crouching, climbing stairs, and reaching.
- Lifting and carrying up to 50 pounds.
- Operating hand tools, power equipment, and cleaning equipment.
- Working outdoors in varying weather conditions, including heat, cold, rain, and humidity.
The Groundskeeper primarily works outdoors and is regularly exposed to changing weather conditions, dirt, dust, landscaping materials, cleaning chemicals, and moderate noise levels. Appropriate safety equipment and procedures must be followed at all times.
