We are seeking a highly skilled and experienced Maintenance Supervisor responsible for overseeing the day‑to‑day maintenance operations of a 484‑unit HOA community in addition to working with onsite maintenance technicians. This role ensures that the community is in good condition and meets safety and quality standards. Our goal is for our maintenance team to take pride in the communities we care for, to be stewards of our clients’ assets and ensure that properties are in a condition owners can be proud of.
The ideal candidate will have a strong background in facilities maintenance, excellent leadership abilities, and a commitment to ensuring a safe and well‑maintained living environment for residents. As the Maintenance Supervisor, you will supervise a team of maintenance technicians and ensure that all work is completed efficiently, effectively, and to the highest quality standards. The Maintenance Team performs routine service requests, property inspections, identifies maintenance needs, and addresses issues promptly to ensure tenant satisfaction and the longevity of the property.
Key Responsibilities- Corporate Relationship:
Understand and embody the SVN | Second Story mission and core values. Attend SVN | Second Story company‑wide and team meetings as necessary. - Detailed Communication:
Work directly with the Property Manager and Assistant Property Manager to ensure goals are met for the property and maintenance efforts are efficient. - Team Leadership:
Supervise and coordinate the maintenance team, providing guidance, training, and support to ensure efficient performance and high‑quality service. - Maintenance Oversight:
Manage all aspects of property maintenance, including routine inspections, preventive maintenance, and repairs for both interior and exterior facilities. - Work Order Management:
Oversee the work order system to prioritize and assign tasks to maintenance staff, ensuring timely completion of repairs and service requests. - Vendor Management:
Work with external vendors and contractors as needed for specialized maintenance projects, ensuring compliance with community standards and budgetary guidelines. - Safety Compliance:
Ensure all maintenance operations adhere to safety regulations and company policies, conducting regular safety inspections and training for the team. - Budget Management:
Assist in the preparation and management of the maintenance budget, tracking expenses and identifying cost‑saving opportunities. - Inventory Management:
Maintain an organized inventory of tools, equipment, and supplies, ensuring availability for maintenance tasks and minimizing waste. - Resident Relations:
Work with the management team to address resident concerns related to maintenance issues in a professional and timely manner, fostering positive relationships within the community. - Emergency Response:
Be on‑call for emergency maintenance situations, providing prompt and effective resolution to issues as they arise.
- Education:
High school diploma or equivalent; technical certification or vocational training in facilities management or a related field preferred. - Experience:
Minimum of 5 years of experience in maintenance or facilities management, with supervisory experience preferred. Residential/multifamily community experience preferred. - Skills:
Strong knowledge of building systems, maintenance procedures, and safety protocols. Proficient in using online maintenance management software. - Leadership:
Proven ability to lead a team effectively, with excellent communication and interpersonal skills. - Problem‑Solving:
Strong decision‑making skills and a proactive approach to identifying and resolving issues. - Physical Stamina:
Ability to perform physical tasks and lift heavy objects as required. - Transportation:
Must have a valid driver's license and reliable transportation.
