Maintenance Supervisor

Responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. Works alongside the Community Manager to oversee all staff and vendor activities to ensure the property is maintained.

Essential Duties & Responsibilities
  • Maintenance Management: attend onsite regularly, coordinate and respond to resident/management requests and work orders, guarantee repairs and replacements for common areas and units, inspect grounds and buildings daily to identify and correct hazardous conditions, manage maintenance supplies inventory within budget, maintain a preventive maintenance program, keep the maintenance shop organized and safe, maintain hazard communication program, participate in unit inspections, keep accurate records of service requests and maintenance activities, assist with office and common area upkeep, participate in on‑call emergencies, plan and use property resources economically, give direction on maintenance, construction, and rehabilitation activities.
  • Personnel Management: supervise, train, and schedule maintenance staff, monitor daily work progress, provide assistance and instruction, supply performance evaluations to the Community Manager, conduct ongoing training, coaching, counseling, and guidance, promote staff harmony and quality job performance.
  • Customer & Resident Relations: manage excellent customer service, monitor request turnaround and responsiveness, project a favorable image of the community, ensure consistency in resident dealings, enforce community policies.
Education/Experience
  • High School Diploma or Equivalent.
  • EPA & CPO certification required; HVAC certification desired.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements

MS @ Small – Mid Sized Properties with smaller staff

  • Regular movement between work sites, use of wrists, hands, and fingers in repeating motions, inspection, assessment, ability to work overtime, weekends, and nights.
