We are seeking a highly organized, analytical, and detail-oriented Project Controls & Cost Controller to support our real estate development projects. This individual will play a critical role in monitoring project costs, processing contractor payments, maintaining financial records, and ensuring projects remain on budget and on schedule. The ideal candidate is highly proficient in Excel, enjoys working with numbers, and can effectively coordinate with project managers, contractors, vendors, and accounting.
Key Responsibilities- Track project budgets, commitments, expenditures, and forecasts throughout the project lifecycle.
- Review, verify, and process contractor and vendor invoices for accuracy and contract compliance.
- Prepare contractor payment applications and coordinate timely payments.
- Maintain detailed cost tracking spreadsheets and project financial reports using Microsoft Excel.
- Monitor project budgets and identify cost variances, trends, and potential overruns.
- Assist in preparing budget updates, cash flow forecasts, and cost projections.
- Reconcile purchase orders, contracts, invoices, change orders, and payment records.
- Track contract values, retainage, contingency budgets, and remaining balances.
- Coordinate with contractors, vendors, project managers, and accounting to resolve billing discrepancies.
- Maintain accurate records of contracts, change orders, invoices, lien waivers, insurance certificates, and supporting documentation.
- Assist in preparing monthly project cost reports and executive summaries.
- Monitor project schedules to ensure costs align with project progress.
- Support bid comparisons and contractor procurement by organizing pricing and proposal information.
- Maintain organized digital filing systems for all project financial documentation.
- Prepare reports, dashboards, and financial analyses for leadership.
- Ensure compliance with company policies, contracts, and financial procedures.
- Assist with project closeout by verifying final costs, payments, and documentation.
- Identify opportunities to improve cost tracking processes and reporting efficiency.
- 3+ years of experience in project controls, cost control, construction accounting, project accounting, or real estate development.
- Strong proficiency in Microsoft Excel, including formulas, Pivot Tables, lookups, and financial reporting.
- Experience reviewing invoices, budgets, contracts, and construction-related financial documents.
- Knowledge of construction cost tracking, change orders, purchase orders, and contractor payment processes.
- Strong analytical, organizational, and problem-solving skills.
- Excellent attention to detail and accuracy.
- Ability to manage multiple projects and deadlines simultaneously.
- Strong communication skills and the ability to work collaboratively with project teams and contractors.
