If so, we are looking for you to join our team as a Recertification and Occupancy Specialist at our 497 unit Low Income Housing Tax Credit (LIHTC) and HUD Project Based Section 8 community Marine Terrace in Astoria, NY
.

WHAT YOU’LL BE DOING AS AN RECERTIFICATION/OCCUPANCY SPECIALIST

  • Utilize your organizational skills and experience to provide the preeminent affordable housing accommodations in your community
  • Through your daily interactions with prospective and current residents, you’ll create a welcoming experience and sense of community.
  • Interview and process applications for new move-ins and lease-ups according to affordable program guidelines.
  • Process certifications (including initial, interim, and annual); calculate retroactive rent while conforming to all applicable guidelines.
  • Collect necessary documentation from current or prospective residents, and process verifications.
  • Maintain accurate wait and transfer lists; review applicant files to determine eligibility.
  • Facilitate renewal and recertification process for all residents.
  • Apply correct rents for annual and interim recertification; adjust to remain compliant.
  • Participate in marketing, leasing, and resident move-in experiences, including partnering with maintenance to ensure unit turn for move in.
  • Prepare all required agency reporting to standard.
  • Maintain leasing and marketing reports as needed.
  • Support site and office operations as assigned by manager.

COMPENSATION

  • $28.85 - $30.05 / hour

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications

WHO WE ARE LOOKING FOR

  • You have at least 2 years experience with HUD Project Section 8 and Low Income Housing Tax Credit (LIHTC) certifications required
  • Experience with Real Page One Site is a plus
  • Bilingual Greek is a plus
  • You have COS/TCS/BOS credentials, or willing to attain within six months of hire; training is provided.
