Position: BUILDING/CONSTRUCTION INSPECTOR

Description

Under general supervision, conducts inspections of existing buildings, demolition projects, new construction projects, rehabilitation work, repair work, public places of assembly, and/or public places of amusement for compliance with the Chicago Construction Codes and applicable municipal ordinances. Duties may also include the review of building plans and construction specifications, investigation of complaints, enforcement of code compliance, and other related duties as required.

This position is in the Career Service.

Responsibilities
  • Conducts comprehensive inspections of interior and exterior building conditions of occupied buildings for compliance with the Chicago Construction Codes.
  • Conducts inspections of demolition activities, excavation operations, and construction sites to ensure compliance with approved permits, public safety requirements, site protection standards, and applicable demolition and new construction regulations.
  • Conducts inspections of public places of assembly and public places of amusement to verify compliance with occupancy limitations, means of egress, fire and life safety systems, operational requirements, and applicable code and ordinance provisions.
  • Conducts inspections of buildings and structures that have sustained fire, weather, structural, or demolition-related damage to determine safety risks, occupancy concerns, and compliance requirements.
  • Conducts inspections of new construction, rehabilitation, alteration, and repair projects to ensure all work is performed in accordance with approved plans, issued permits, applicable construction specifications, and the requirements of the Chicago Construction Codes.
  • Conducts inspections in response to citizen complaints and inquiries related to unsafe building conditions, vacant and deteriorated properties, contractor licensing, permits, inspections, and construction-related concerns.
  • Prepares detailed inspection reports and standardized inspection checklists identifying code deficiencies, life safety concerns, structural issues, and conditions requiring corrective action to achieve compliance with the Chicago Construction Codes.
  • Interprets and communicates applicable code provisions to contractors, architects, engineers, design professionals, property owners, occupants, and developers to ensure understanding of compliance requirements and corrective actions.
  • Re‑inspects buildings and/or structures prior to court proceedings to determine compliance status and provide the Court with updated information regarding correction of cited violations.
  • Ensures that property owners, contractors, and developers possess the proper permits, licenses, and approvals required for demolition, repairs, occupancy, alterations, and new construction activities.
  • Identifies materials, workmanship, and installation methods not in compliance with code requirements and recommends corrective measures necessary to achieve compliance.
  • Provides sworn testimony at court proceedings regarding violations, enforcement actions, inspection findings, and compliance determinations.

Qualifications
  • Successful completion of a US Department of Labor registered building trade apprenticeship training program and journeyman status, plus two (2) years of journey‑level building trade work experience, or five (5) years of journey‑level experience in skilled building construction or building inspection work experience.
  • Successful completion of an industry or company‑sponsored apprenticeship training program in skilled building construction, plus four (4) years of journey‑level building trade experience.
  • Graduation from an accredited college with an Associate’s degree in Construction Management or Building Inspections, plus two (2) years of journey‑level experience in skilled building construction or building inspection.
  • Graduation from an accredited college or university with a Bachelor’s or higher degree in Architecture or Construction‑related Engineering.
  • Valid State of Illinois driver’s license.
  • Permanent use of a properly insured automobile, including a clause specifically insuring the City of Chicago from accident liability.

  • Exposure to outdoor inclement weather, extreme wind, and temperature conditions.
  • Exposure to hazardous conditions (e.g., heavy machinery, extreme heights, construction sites).
