Job Summary
Evergreen Real Estate Group is seeking an Owner's Representative to support active and proposed development projects. Evergreen is expanding its new-construction assisted living and senior housing portfolio across the Midwest, with a growing pipeline of ground-up developments in Illinois, Indiana, and Ohio. This is a hands-on, field-oriented role centered on the owner-purchased and owner-coordinated scope of each project—the furniture, fixtures, equipment, technology, and vendor-direct work Evergreen procures outside the general contractor's contract.
The Owner's Representative coordinates this scope alongside the general contractor and subcontractors, with particular focus on the weeks leading up to and through each community opening. The role includes periodic travel to Ohio to shadow construction progress and support field coordination. This position works under the direction of senior construction and development leadership and is well suited to someone building toward a broader construction-management role.
Key Responsibilities
- Coordinate the owner-purchased and owner-furnished scope of each project—FF&E, appliances, low-voltage and technology, signage, window treatments, and other vendor-direct packages procured outside the GC contract
- Track owner-vendor lead times, deliveries, and installation schedules against the construction schedule
- Serve as the owner's on-site point of contact for owner-direct vendors, coordinating their access, sequencing, and staging with the GC and subcontractors
- Confirm site readiness for owner-purchased installations and flag conflicts between owner scope and GC scope early
- Provide hands-on coordination at and ahead of community openings, working alongside the general contractor and subcontractors to drive punch, cleaning, and turnover
- Walk units and common areas to identify open items, track them to closure, and confirm spaces are move-in ready
- Coordinate final deliveries, installations, and setup so each community opens on schedule
- Support the operations team's pre-opening and move-in activities in the field
- Travel periodically to Ohio and other project sites to shadow construction progress and report status back to Evergreen leadership
- Conduct regular site walks and document progress, open issues, and schedule observations
- Help coordinate resolution of field issues between the GC, design team, and internal stakeholders
- Track schedule, quality, and safety observations and escalate concerns to senior construction leadership
- Support the construction and development team during pre-development and design phases
- Help coordinate site studies, reports, and technical analyses
- Attend OAC and project coordination meetings; capture decisions, risks, and action items
- Help maintain the project schedule for the owner-purchased and opening-related scope
- Coordinate FF&E procurement and installation
- Help assemble project close-out packages, including warranties, manuals, and as-built documentation
- Support the transition to operations to ensure continuity and issue resolution after opening
Education & Experience
Required:
- 5+ years of construction, construction coordination, or project coordination experience, ideally on new-construction projects
Preferred:
- Experience with senior living, multifamily, or hospitality construction or community openings
- Exposure to owner's-representative or owner-side project coordination
Technical & Physical Skills
- Ability to read and interpret construction drawings and specifications
- Comfortable working on active job sites and conducting regular site walks
- Familiarity with construction scheduling and Microsoft Project (preferred)
