Amazon is looking for a Construction Manager responsible for project management of industrial development, including new builds, retrofits, expansion, and program initiatives from site selection through contract execution. The role involves overseeing construction of new facilities and renovation/tenant improvements across the US, managing facility network infrastructure, and integrating construction with Amazon’s operational teams.
Key Job Responsibilities- Project manage new construction, renovations, and capacity improvements across the US.
- Advise on impacts of schedule, cost, and permitting changes.
- Support scope review and development with internal technical teams to facilitate engineering and design for new and remodel projects.
- Manage multiple projects simultaneously, from small renovations to $100M+ new facilities.
- Work independently within the assigned regional area with minimal direction from leadership.
- Prepare reports, specifications, and technical analyses to define design requirements, equipment, and services.
- Provide technical direction for engineering design, AutoCAD, building layouts, build details, schedules, and materials.
- Survey facilities, develop audit procedures, evaluate and recommend solutions for infrastructure, safety, and security problems.
- Negotiate contracts and changes with developers and general contractors; present formal documentation for approval.
- Ensure contracts are fit for purpose, cost‑effective, and include appropriate service level agreements.
- Provide overall site management, coordination, planning, and specification of business proposals and subcontractors.
- Facilitate due diligence for new opportunities.
- Assess project performance through KPIs for safety, quality, cost, schedule, and sustainability.
- Partner with teams on transition of base building management and oversight of turnover documentation.
- Coach and guide all project teams (developers, design engineers, general contractors, subcontractors, internal stakeholders).
- Ensure contracted resources meet duration and quality targets; address under‑performance.
- Audit contractors to verify skill and competency levels.
- Inform developers and contractors of projected changes in resource or work demand.
- Identify and resolve clashes, design misses, and schedule conflicts with Amazon execution teams.
- Establish and operate information systems for effective scheduling and contract work recording.
- Review designs and construction for conformance to building specifications.
- Provide critical review of current design standards and identify value engineering opportunities.
- Manage comprehensive budget tracking, forecasting, and management of expansion, remodel, and new build projects.
- Review cost and time change requests from external project teams.
- Guide internal change requests for validity, impact, and timely incorporation.
- Lead or assist in negotiations with regulatory bodies and authority having jurisdiction.
- Maintain clear, concise, and transparent cross‑team communication for all project delivery aspects.
- Bachelor’s degree.
- 7+ years of project management, real estate development, architecture/design experience.
- 1+ years of facilities management experience.
- Experience in project management from design phase through implementation and operation.
- Experience with vendor and contractor/subcontractor negotiation and management.
- 7+ years of experience as an engineer and senior construction manager.
