R2 Companies is seeking an experienced Project Superintendent to lead field operations for the renovation and redevelopment of 550 W Randolph, a seven-story commercial building in Chicago's West Loop.

This is a hands-on field leadership role responsible for the day-to-day management, coordination, safety, quality, logistics, and schedule of construction activities. The ideal candidate is proactive, organized, technically capable, and experienced managing complex commercial renovation work.

Primary Responsibilities
  • Manage and coordinate all daily field construction activities.
  • Direct subcontractors and ensure work is properly staffed, sequenced, and completed in accordance with the project schedule.
  • Develop and maintain detailed 3–4 week look-ahead schedules and daily work plans.
  • Coordinate subcontractors and identify potential conflicts before they impact construction.
  • Lead regular subcontractor coordination and field meetings.
  • Monitor the overall project schedule and proactively address potential delays or sequencing issues.
  • Maintain a safe, organized, and professional jobsite.
  • Enforce project safety requirements and subcontractor compliance.
  • Perform regular field inspections for quality control and conformance with drawings, specifications, approved submittals, and applicable codes.
  • Coordinate required inspections with the City, consultants, testing agencies, and other authorities.
  • Review drawings, specifications, RFIs, submittals, and field conditions necessary to execute the work.
  • Identify discrepancies, constructability concerns, incomplete information, and unforeseen conditions and communicate them promptly to the project team.
  • Coordinate site access, deliveries, staging, material storage, temporary protection, and construction logistics.
  • Maintain accurate daily reports documenting manpower, subcontractor activity, deliveries, inspections, weather, progress, delays, and significant field issues.
  • Document existing conditions and construction progress with photographs.
  • Track field deficiencies and punch-list items through completion.
  • Coordinate shutdowns, temporary utilities, protection, and work affecting existing building systems.
  • Work closely with the Project Manager on schedule, procurement, RFIs, change conditions, subcontractor performance, and upcoming work.
  • Verify subcontractors have the required information, materials, equipment, manpower, and access before scheduled work begins.
  • Hold subcontractors accountable for schedule commitments, quality, safety, cleanup, and completion.
  • Assist with project turnover, inspections, commissioning, punch list, and closeout.
  • Complete daily reports with daily photos and documentation.
Project-Specific Responsibilities
  • Lead field operations for a complex, multi-phase renovation of an existing seven-story commercial building.
  • Coordinate multiple concurrent work areas involving demolition, structural modifications, building envelope work, rooftop construction, elevators, and MEP systems.
  • Develop and manage construction sequencing and logistics within a constrained urban site, including deliveries, staging, access, exterior protection, and major field operations.
  • Proactively identify existing-condition conflicts, constructability issues, coordination gaps, and schedule risks before they impact the work.
  • Coordinate closely with the project management team, ownership, design consultants, and subcontractors as design and field conditions evolve.
  • Maintain strong control of short-term scheduling, subcontractor performance, safety, quality, and overall field organization.
Qualifications
  • 5+ years of commercial construction field supervision experience preferred.
  • Demonstrated experience as a Superintendent or Assistant Superintendent on commercial renovation, adaptive reuse, office, institutional, hospitality, or similar projects.
  • Strong experience working in existing buildings and renovation environments.
  • Experience coordinating complex scopes including structural modifications, building envelope/façade work, rooftop construction, elevators, and MEP systems is preferred.
