Blue Owl is looking for a strategic accounting professional for one of its non‑traded Real Estate Investment Trust (REIT). This is an exciting opportunity to join a company experiencing tremendous growth.
Responsibilities- Oversee and accurately report financial data, including month‑end, quarter‑end, and year‑end accounting, valuation, and financial reporting in accordance with deadlines.
- Prepare monthly net asset value and price per share in accordance with PPM documents.
- Serve as the subject matter expert for financial reporting questions, including technical GAAP historical cost and fair value reporting accounting treatment.
- Demonstrate strong understanding of real estate investment structures, mortgage documents, development agreements, partnership agreements, and purchase and sale agreements.
- Determine the accounting and financial statement impacts due to significant transactions such as acquisitions, leases, and segment reporting to ensure accurate financial presentation.
- Oversee third parties, monitoring their compliance with responsibilities, budgets, and deadlines.
- Communicate effectively with CFO and CAO, providing regular and ad‑hoc communications, reporting, and analysis.
- Coordinate and prepare financial statements and disclosures on Forms 10‑Q, 10‑K and 8‑K with the SEC on a historical cost basis.
- Coordinate with investment and asset management teams regarding property acquisitions/dispositions and ongoing property operations.
- Manage audit deadlines, answer questions from audit and tax teams, and coordinate the timely conclusion of audit reports.
- Manage relationship with fund administrator and property managers.
- Review incentive fee allocations and calculations, management fee allocations and calculations, acquisition entries, monthly NAV closes, and ad‑hoc reporting.
- Work with investments team on ad‑hoc reports for current portfolio and acquisitions.
- Implement effective internal controls and recommend to management the implementation of policies, procedures, processes, and controls based on continual analysis of current accounting processes.
- 7+ years of real estate accounting experience.
- Experience with real estate private equity, non‑traded REITs or public REITs, including backgrounds as Big4 auditors and/or relevant industry experience is a plus.
- Strong technical accounting skills with an emphasis on historical cost and fair value basis of accounting for real estate.
- SEC reporting experience including Form
10‑K, 10‑Q, 8‑K and other transactional offerings. - Ability to understand leases, debt agreements, and private placement memorandums.
- Deadline‑focused, organized, problem‑solving skills with the ability to handle multiple weekly, monthly, and quarterly deadlines simultaneously.
- Proficiency in Excel spreadsheets and other accounting software.
- Bachelor’s degree in a related field.
- CPA preferred but not required.
Base annual salary range: $150,000 - $175,000. Employees may be eligible for a discretionary bonus based on performance.
