Overview
Hispanic Housing Development Corporation (HHDC) is seeking an experienced maintenance professional in Chicago, IL
. This position is responsible for maintaining exteriors, common areas, vacant units, sidewalks, and alleyways of the property clean and safe as well as assisting in emergency responses and basic maintenance tasks when necessary. Maintenance workers must be customer‑service focused and uphold safety policies while on the job.
- Cleans all hallways, public areas, vacant apartments, parking areas, sidewalks, alleyways, and on‑site management offices.
- Keeps exterior cleanliness and presentation of the property, including lawn care, window washing, snow removal, leaf‑blowing, trash pickup and sanitation.
- Uses ladders to dust, wash walls, clean ceilings, polish light fixtures, wash, and replace blinds.
- Performs light maintenance, including appliance and plumbing troubleshooting.
- Maintains appliances and plumbing.
- Assists in inventory control of all janitorial equipment and supplies.
- Assists with painting as directed.
- Replaces burnt‑out light bulbs and batteries in smoke detectors.
- Checks locks in specified areas.
- Reports maintenance problems (unsecured vacant units, structural damage) immediately.
- Notifies Head or Assistant Head Janitor when extra garbage pickups are needed or for abandoned furniture removal.
- Ensures proper use of equipment, safety procedures, and safety equipment in accordance with OSHA, industry, manufacturer, and HHDC standards.
- Transports equipment such as rodders, conduit pipes, hand tools, etc. to various properties.
- Notifies concerns to immediate supervisors.
- Assists on other properties as needed.
- Performs other duties as assigned.
- Is on call for emergency duty.
- Is familiar with power, water, and gas turnoffs, cleanouts, fire extinguishers, and fire systems.
- Knows emergency numbers (e.g., police, fire department, manager, maintenance supervisor).
- Attends staff and/or resident meetings as required.
- Assists with miscellaneous social program activities (setup, pick‑ups, clean‑ups).
- Performs other duties as assigned.
This position has no supervisory duties.
Working EnvironmentThe janitors perform their work in a residential apartment setting. While primarily responsible for the cleaning of public areas and waiting areas, they may encounter tenants and must be able to handle difficult people calmly, diplomatically, and with good social skills. The job involves interruptions and shifting priorities and requires willingness to work outdoors and indoors in cold, hot, wet, humid, smelly, dirty, and clean environments (garden, alley, parking lots, basement, roof, and office areas).
PhysicalDemands
The employee must lift and/or move up to 50 pounds on a regular basis. The position requires standing, walking, using hands and reaching with arms, lifting, bending, squatting, climbing, and crawling repeatedly throughout the day. Regular, predictable attendance and punctuality are imperative; scheduled hours include occasional evening and weekend work.
Minimum Qualifications- High school education or equivalent.
- Full‑time janitorial experience.
- Certificate of Training Program completion preferred; must maintain union certifications as required by the position and the bargaining agreement.
- UPCS inspections certification a plus.
- Ability to lift 50 pounds.
- Good safety habits and ability to work safely with a variety of cleaning supplies.
- Highly organized.
- Multitasking, self‑motivated skills.
- Ability to work with lawn machinery and power tools.
- Plumbing and mechanical aptitude.
- Sensitivity to diverse cultures and excellent customer service skills.
- Bilingual in English/Spanish may be required depending on resident demographic needs.
- Provide personal hand tools.
- Vehicle, insurance, and safe driving record.
- Willingness to travel to various locations if needed.
This position is represented by a collective bargaining agreement between the company and the SEIU Local 1 union.
