Our client, is seeking an experienced Senior Project Manager to lead the delivery of a ground-up hotel in the Chicago metro area. This is a role overseeing all phases of and construction, from preconstruction through closeout, on a complex, design-forward hospitality project.
The ideal candidate brings deep experience managing large-scale ground-up construction projects in Chicago, a strong command of local contractors and consultants, and the ability to lead sophisticated projects with multiple stakeholders.
Key Responsibilities- Lead full lifecycle project execution for a ground-up hotel, from preconstruction through turnover and stabilization
- Manage project budgets, schedules, and cash flow, ensuring alignment with overall development objectives
- Oversee architects, engineers, contractors, and specialty consultants to ensure quality, design intent, and constructability
- Drive preconstruction efforts including estimating, value engineering, constructability reviews, and GMP negotiations
- Serve as primary point of contact for ownership, brand partners, lenders, and internal stakeholders
- Monitor construction progress, resolve field issues, and proactively mitigate risks related to cost, schedule, and quality
- Ensure compliance with Chicago and Illinois permitting, zoning, code requirements, and inspection processes
- Lead project reporting, forecasting, and executive updates
- Oversee commissioning, punch list, closeout, and turnover to operations
- 10+ years of experience managing ground-up construction projects, preferably within hospitality, mixed-use, multifamily or luxury asset classes
- Proven experience delivering projects in the Chicago metro market, with strong knowledge of local contractors, consultants, and regulatory processes
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
- Exceptional leadership, communication, and stakeholder management skills
- Strong financial acumen with experience managing large project budgets and schedules
- Ability to thrive in a fast-paced, owner-representative environment
