Vice President – Transaction Management and Due Diligence; Assets

Role Overview

Blue Owl is a leading asset manager redefining alternatives® with over $315billion AUM as of March
31,2026. The Net Lease Real Assets Investment team seeks a Vice President to join the Real Assets Transactions team. Candidates should have at least seven years of experience in commercial real‑estate acquisitions, including at least five years managing transactions independently.

• Lead property‑level financial due diligence, reviewing CAM reporting packages, balance sheets, income statements, and budgets.
• Prepare reconciliations and pr orations with sellers as needed at closing.
• Review Property Condition Assessments and model OpEx and Cap Ex exposure.
• Manage the due‑diligence process and deadlines across multiple acquisitions, dispositions and financings from term sheet to escrow close.
• Review Phase I environmental assessments and, with counsel and consultants, determine acceptable risk levels.
• Review and analyze legal due‑diligence issues raised by outside counsel and make determinations on acceptable risk levels.
• Identify, track and resolve open issues for each transaction.
• Leverage organizational skills to drive transactions to timely close, preparing closing settlement statements for acquisitions, dispositions and financings.
• Oversee work of analysts assisting on transactions and field questions from other internal teams on active or closed deals.
• Support additional projects or team support as needed.

• Seven years’ experience with commercial real‑estate acquisitions, including at least five years managing acquisitions without oversight.
• Substantial experience reviewing and analyzing CAM reporting packages and preparing CAM reconciliations.
• Substantial experience with commercial real‑estate documents, including PSAs and leases.
• Ability to review and abstract leases with fluency and identify unusual or off‑market provisions.
• Confidence to work without oversight and exercise business judgment during deals.
• Exceptional organizational skills, attention to detail, and ability to manage multiple transactions simultaneously.
• Sense of urgency and high responsiveness to deal‑related emails and messages.
• Availability to work outside standard business hours and travel occasionally for site visits.
• Bachelor’s degree required.

Base annual salary for this Chicago‑based position is expected to be $150,000–$175,000. Salaries may vary based on skill, experience and qualification. Employees may be eligible for a discretionary bonus based on individual and team performance.
