OverviewOur client, a mission-driven organization, is seeking an experienced and strategic Director of Facilities to oversee a large and complex portfolio of 2,400+ units across 32 properties throughout Manhattan and the Bronx.
This diverse portfolio includes affordable housing, senior (55+), SRO, and multifamily assets, ranging from small walk-ups and brownstones to large apartment communities and mixed-use buildings.
This is a high-impact leadership role focused on oversight, compliance, team development, and long-term capital planning—not day-to-day maintenance. The ideal candidate brings deep NYC facilities experience, strong regulatory expertise, and the ability to lead through complexity while supporting a growing portfolio that includes active rehabs and new construction projects.
What You'll Do- Oversee facilities operations across a 32-building, 2,400+ unit portfolio
- Lead and support a team of Facilities Managers across multiple sites
- Ensure portfolio-wide compliance with NYC agencies including HPD, DOB, DEP, and FDNY
- Develop and execute preventative maintenance and capital improvement strategies
- Oversee vendor relationships, contracts, and performance standards
- Conduct site audits to ensure quality, safety, and operational consistency
- Identify issues proactively and implement scalable solutions across properties
- Support budgeting, capital planning, and cost control initiatives
- Partner with leadership on gut rehab and new construction projects
- Serve as the escalation point for complex facilities and infrastructure issues
- Establish best practices, SOPs, and training programs across the facilities team
As the Director of Facilities, you play a critical role in maintaining and improving a diverse and aging housing portfolio that serves vulnerable populations. Your leadership ensures buildings remain safe, compliant, and well-maintained, while positioning the organization for long-term growth and modernization.
What It Takes10–15+ years of facilities or property maintenance leadership experience
Extensive experience with NYC building systems, particularly pre-war properties
Strong knowledge of NYC regulatory agencies and Local Laws (e.g., LL97, LL11)
Proven ability to manage large, multi-site portfolios
Experience overseeing vendors, contracts, and capital projects
Strong leadership, training, and team development capabilities
Ability to operate at a strategic level while solving complex building challenges
Deep understanding of older NYC buildings and infrastructure
Proactive and solutions-oriented mindset
Strong auditor and mentor, not just an operator
Skilled negotiator with vendors and contractors
Calm, steady leader capable of managing high-level escalations
High level of integrity and accountability
$140,000 – $160,000+ annual salary
