Position OverviewWe are seeking an Assistant Manager / Property Coordinator to support daily operations at a new addition to the Golub residential portfolio located in the West Loop in Chicago, IL. This Class‑A property is newly constructed and consists of over 280 residential units.
Responsibilities- Use monthly late notices, 5‑Day Demand for Payments, and other means of communication to collect past‑due rental balances. Review delinquencies and help direct course of action for collections.
- Cooperate with Leasing Agency on all leasing and renewal activities to ensure the property is meeting leasing and occupancy goals.
- Assist with the leasing and administration of Affordable Requirement Ordinance (ARO) units, ensuring applications are processed timely and occupancy is expedited and maintained.
- Enter vendor payable invoices into accounting software and process to corporate by established deadlines.
- Coordinate the renewal process by preparing lease renewals and contacting residents to discuss renewal options.
- Provide timely and professional responses to resident issues and inquiries.
- Participate in the annual management plan and budget for the assigned property with the established goals and objectives of the owner.
- Assist in the preparation of required leasing reports and financial reporting package for ownership.
- Assist in oversight of other property personnel related to assisting residents, answering questions, and monitoring frontline management issues; direct employees and exercise discretion and independent judgement, particularly in the absence of the Property Manager.
- Oversee engineering, maintenance and security operations; conduct building inspections and implement procedures to correct deficiencies.
- Supervise vendors, determine acceptable performance and resolve issues; negotiate pricing and administer contracts based on company’s established standards.
- Work with third‑party provider and maintain certificates of insurance to ensure proper insurance for vendors and residents.
- Assist in move‑in / move‑out process.
- Coordinate resident events and send out communication to residents.
Qualified candidates will have a bachelor’s degree from a four‑year college or university preferred. Minimum 1–3 years related experience or equivalent combination of education and experience. Must have strong financial acumen and experience in leasing or property management. Candidates must have or obtain a current Illinois leasing agent license. Experience will determine if this position is the Assistant Manager or Coordinator level.
Compensationand Benefits
The hourly rate for this position ranges from $26.44 to $31.25, depending on position level and based on the candidate’s experience. This position is also eligible for a quarterly bonus and split of renewal commissions.
