Full Time Chicago, IL, US

Salary: $80,000.00 – $90,000.00 annually

Position Description

The Development Project Manager plans, coordinates and carries out all facets of the process of development of real estate projects from inception through construction and final turnover, working closely with the Vice President of Real Estate Development to ensure that all activities are performed in a complete and timely manner. In all instances the Development Project Manager must perform in accordance with and be committed to the Bickerdike mission.

The position requires the ability to report to work timely, plan, organize, and execute tasks; analyze information, make informed decisions, concentrate, use critical thinking and reasoning skills, manage time, and monitor and regulate behavior and emotions. Read, review, comprehend, evaluate, and interpret technical materials, research reports, plans, drawings, and technical studies. A high level of managerial, leadership and development construction project management experience required.

The employee in this position is regularly required to read, talk, hear, sit, use hands, reach with hands and arms, stand, walk, climb, carry, traverse construction sites, travel to different locations throughout the city, drive, lift and or move up to 50 pounds. In office work required.

Responsibilities
  • Coordinate and oversee initial stages of project conception and formulation including but not limited to:
    Making contacts with community groups, residents and organizations for input in the development process; researching land availability; preparing and presenting development initiatives to the community, funding sources, and the Board of Directors in conjunction with the Vice President of Real Estate Development.
  • Assemble and coordinate the development team (architect, general contractor, attorney, etc.), in coordination with the Vice President of Real Estate Development to ensure that all development activities are carried out efficiently and on time.
  • Perform all aspects of project funding assembly including but not limited to:
    Researching and maintaining database of current affordable funding sources and application timelines; preparing funding applications; and securing all financing necessary to complete the project.
  • Oversee and advance the continuous process of the pre-development and bring projects to closing including but not limited to: securing site control; following-up and scheduling with all members of the development team and funders; preparing and submitting due diligence items such as market studies, environmental reports, etc.; preparing, analyzing and modifying the development budget; and facilitating the negotiation of legal and financial documents, in coordination with the Vice President of Real Estate Development.
  • Coordinate and oversee the pre-construction process including but not limited to:
    Finalizing the construction plans and specifications in accordance with funding requirements, Bickerdike priorities and inter-departmental input; initiating and managing the construction bid process in conjunction with the general contractor; obtaining permits and other construction-related approvals in coordination with the Vice President of Real Estate Development.
  • Perform functions of the Owner’s Representative during the construction process including but not limited to: completing regular construction site visits; facilitating monthly payout meetings in coordination with the general contractor; completing, submitting and following-up with the Owner’s payout package; tracking construction progress and making revisions in coordination with the Vice President of Real Estate Development.
  • Complete the final project close out activities including but not limited to: ensuring all benchmarks for final completion and payments are met; facilitating the conversion to permanent financing; securing 8609s; and completing cost benefit and quality control analysis of the project, including the initial functioning of green policies and systems.
