Performs leasing, eligibility documentation, applicant and resident file management, and compliance-support functions for public and affordable housing while delivering accurate, fair, and responsive customer service.
Primary ResponsibilitiesProcess leasing and occupancy activities, including inquiries, applications, waitlist documentation, eligibility packets, screening documentation, offers, move-ins, transfers, and move-out records within assigned authority.
Collect, verify, organize, and enter income, asset, household, citizenship or eligible-status, student, and other required eligibility information for regulated housing programs.
Maintain complete applicant and resident files, prepare documentation for compliance review, correct file deficiencies, and support annual and interim recertification processes and audit readiness.
Provide professional applicant and resident communication, explain documentation requirements and deadlines, schedule appointments, document contacts, and elevate Fair Housing, reasonable-accommodation, grievance, or complex eligibility matters appropriately.
Coordinate with Property Management and Compliance on occupancy goals, vacant-unit leasing, reporting, notices, file tracking, and resolution of documentation or system discrepancies.
Support compliance reviews, audit preparation, recertification tracking, and follow-up on outstanding documentation or file deficiencies.
Additional Duties: Performs other duties, special projects, coverage assignments, and responsibilities as needed or assigned to support property, resident, client, and organizational needs.
Required QualificationsHigh school diploma or equivalent.
Two or more years of experience in leasing, affordable housing, recertification, occupancy, resident services, property management, or a related field.
Working knowledge of Fair Housing, resident confidentiality, leasing documentation, and affordable-housing eligibility and file requirements.
Strong computer proficiency in Microsoft 365, Yardi or comparable property-management software, electronic file systems, email, and data-entry platforms.
Strong customer-service, communication, organization, confidentiality, documentation accuracy, and conflict-resolution skills.
Ability to work on-site and travel between assigned properties as required.
Associate or bachelor’s degree in business, real estate, housing, social services, public administration, or a related field.
Illinois Residential Leasing Agent license.
Experience with HUD, Chicago Housing Authority (CHA), LIHTC, Housing Choice Voucher/Section 8, public housing, or other regulated affordable-housing programs.
COS, TCS, HCCP, leasing, or comparable affordable-housing certification.
Experience supporting annual and interim recertifications, file audits, compliance reviews, waitlist administration, and occupancy reporting.
Experience using Yardi or comparable affordable-housing property-management and compliance systems.

Work Environment & ExpectationsThis position primarily operates on-site within a public or affordable housing environment and may require work in property offices, resident-service areas, common areas, and other assigned locations.
Normal business hours are generally 8:30 a.m. to 5:00 p.m., Monday through Friday. Some Saturdays, extended hours, or local travel may be required based on leasing activity, recertification deadlines, resident needs, inspections, or operational requirements.
