Full-time Description

The Building Maintenance Technician is responsible for maintaining the building environment and grounds by maintaining building, heating, ventilation and air conditioning equipment; providing housekeeping, grounds keeping, and repair services. Tasks will involve performing highly diversified duties including preventative and corrective maintenance to help preserve our safe work environment and support the achievement of our business goals.

Key Responsibilities & Functions
  • Ensures safe and proper operation of machinery and mechanical equipment by completing preventive maintenance requirements on engines, motors, pneumatic tools, and production machines.
  • Contributes to the safety program through leadership, use of safe personal practices and suggesting and making improvements where needed.
  • Maintains excellent housekeeping in maintenance areas.
  • Troubleshoot equipment using available diagrams, sketches, operations manuals, manufacturer’s instructions, and engineering specifications.
  • Install and troubleshoot 480V three phase electrical systems including breakers, contractors, circuit boards, etc.
  • Develop and maintain relationships with vendors necessary to source required parts and services.
  • Locate sources of equipment problems by observing mechanical devices in operation; listening for problems; using precision measuring and testing instruments such as Volt meters, Ammeters calipers, rules, micrometers, and other devices as required.
  • Proficient in the use of cranes, hoists, forklifts, hand and power tools.
  • Adjusts functional parts of devices and control instruments by using hand tools, levels, plumb bobs and straightedges.
  • Fabricates repair parts by using machine shop instrumentation and equipment.
  • Maintains equipment, parts, and supplies inventories by checking stock to determine inventory level; anticipating needed equipment, parts, and supplies; placing and expediting orders; verifying receipt.
  • Interact productively with all shop and office personnel.
  • Prepares mechanical maintenance reports by collecting, analyzing, and summarizing information and trends.
  • Maintains technical knowledge by attending educational workshops; reviewing technical publications; establishing personal networks.
  • Installs electrical wiring and assembles components on industrial equipment according to blueprints and wiring diagram.
Requirements
  • Excellent mechanical aptitude and troubleshooting skills. Must have a natural ability to systematically work through problems, identify solutions and implement those solutions in a timely manner.
  • Strong electrical background including the ability to install solutions and implement those solutions in a timely manner.
  • Strong knowledge of safe work practices including PPE, power tool safety, ladder and platform safety, powered lift, crane and forklift safety.
  • Strong electrical background including the ability to install and troubleshoot 120V and 480V three phase power systems.
  • Demonstrate a willingness to embrace personal responsibility for safety on the job.
  • Flexibility. The demands on the maintenance mechanic are widely varied and frequently urgent. The mechanic must have the ability to balance conflicting demands, prioritize needs and accomplish the necessary work.
Physical Requirements
  • Climbing:
    Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized.
  • Stooping:
    Bending body downward and forward by bending spine at the waist.
  • Kneeling:
    Bending legs at knee to come to a rest on knee or knees.
  • Crouching:
    Bending the body downward and forward by bending leg and spine.
  • Reaching:
    Extending hand(s) and arm(s) in any direction.
  • Standing:
    Remaining upright on the feet, particularly for sustained periods of time
  • Lifting:
    Raising objects, up to 40 lbs., from a lower to a higher position or moving objects horizontally from position to position.
  • Pushing:
    Using upper extremities to press against something with steady force in order to thrust forward, downward or outward
  • Pulling:
    Using upper extremities to exert force to draw, drag, haul or tug objects in a sustained motion.
