Job Overview
The Janitorial Technician keeps buildings, facilities, and restrooms clean and orderly. They perform cleaning duties such as sweeping floors, washing walls and glass, cleaning showers and restrooms, and removing rubbish. Duties may include routine maintenance, notifying management of needed repairs, and cleaning debris from common areas. Maintaining a good relationship with staff, vendors, and residents is essential.
Compensation$18-20 per hour, commensurate with experience, education, and job responsibilities. Base pay is subject to change.
Responsibilities- Cleaning floors by sweeping, mopping, scrubbing, or vacuuming on schedule.
- Gathering and emptying trash daily and per schedule.
- Service, clean, and supply restrooms daily and per schedule.
- Cleaning and polishing furniture and fixtures.
- Cleaning low‑level windows, glass partitions, and mirrors.
- Dusting furniture, walls, machines, and equipment.
- Mixing water and detergent in containers to prepare cleaning solutions per specifications.
- Hosing, power‑washing, or wiping down playground equipment.
- Using a blower to remove debris from HOA‑maintained parks and facilities.
- Cleaning playground sponges under and around equipment.
- Removing graffiti from surfaces as necessary.
- Notifying the AGM of required repairs or additions in common areas and filing appropriate work orders.
- Completing requisitions for supplies and equipment as needed.
- Setting up, arranging, and removing decorations, tables, chairs for events such as board meetings.
- Attending the maintenance cart in common areas at all times, storing it outside of the site while on breaks.
- Ensuring safety precautions are followed while performing work.
- Being courteous and pleasant to residents at all times.
- Performing related duties as required.
- Responsibilities may vary; other duties as required.
- Standard shifts are mid‑day and evening, may vary.
- One year of janitorial or custodial work.
- High school diploma or GED preferred.
- Ability to follow oral and written directions, keep accurate records, and complete logs and journals.
- Must be capable of being bonded.
- Ability to prepare written reports and complete log sheets.
- Bilingual Spanish helpful.
- Excellent general math skills.
- Ability to determine next level involvement for problem resolution.
- Good judgment.
- Ability to work independently and as part of a team.
- Work well under pressure and meet deadlines, prioritize time effectively.
- Must be able to lift 50 lbs.
- Work performed in various environmental conditions, including outdoor temperatures, weather, traffic, noise, vibrations, fumes, chemicals, machinery, and dust.
- Ability to stand or walk on hard surfaces for frequent and prolonged periods.
- Ability to work outdoors for an entire shift.
- Occasional overtime and holidays/weekends may be required.
- Consistent and regular attendance required.
- Shift may be determined and may change according to facility demands.
- Exposure to dust, noise, heavy lifting, standing, climbing.
- Hauling trash from parks to dumpsters; vehicle preferred.
- Valid California State Driver’s License.
