Gold Oller Real Estate Investments is seeking a detail-driven and hands-on Capital Projects Punch Technician (CPPT) to oversee the make-ready and renovation process for upgraded apartment homes. In this role, you’ll ensure renovated units are completed on time, on budget, and to Gold Oller’s standards of excellence—ready for showing and occupancy.

This position is offering a $3,000 Retention Bonus!! And there are bonus opportunities of 15% of salary and vehicle/phone reimbursement!

What You’ll Do

Manage the full make-ready and renovation lifecycle for assigned units and communities

Review the make-ready board daily and keep projects moving forward

Walk vacant and upgraded units, assess scope, and create detailed Scopes of Work (SOWs)

Schedule, coordinate, and oversee vendors from start to finish

Ensure upgraded units are completed within 21 business days

Perform weekly progress walks, quality checks, and final inspections

Deliver completed units or punch lists to the Capital Projects Manager

Maintain strict quality control throughout the renovation process

Maintenance & Property Care

Monitor common areas, breezeways, stairwells, and grounds during renovations

Ensure trash, debris, and vendor areas remain clean and orderly

Address warranty items and follow up for timely resolution

Complete preventative maintenance tasks as scheduled

Assist with snow and ice removal where applicable

Help manage renovation budgets and control expenses

Track purchase orders, invoices, and vendor charges accurately

Ensure vendors use required Ops Technology systems

Verify invoice accuracy and prevent duplicate charges

Maintain timely, accurate reporting and system data entry

Supervise and coach vendors; elevate performance concerns as needed

Conduct weekly meetings to align teams on priorities and progress

Communicate regularly with the Capital Projects Manager

Represent Gold Oller professionally at all times

Resident Relations

Greet residents courteously and professionally

Communicate clearly through written notices and in-person interactions

Participate in court hearings or appeals when required

What We’re Looking For

Experience & Skills

Minimum 3 years of multifamily maintenance experience

Strong knowledge of renovations, make-ready processes, and vendor management

Ability to read blueprints, financial reports, and scopes of work

Familiarity with Real Page products (One Site, Ops Technology preferred)

Excellent organization, multitasking, and communication skills

Working knowledge of Fair Housing, OSHA, ADA, and building codes

Proven leadership and conflict-resolution abilities

Certifications & Requirements

High school diploma or GED preferred

EPA Certification required

CPO and/or CAMT certification preferred

Valid driver’s license and reliable transportation

Own routine maintenance tools

Ability to lift up to 50 lbs and perform physical job duties

Willingness to work weekends, travel, and stay overnight as needed

Available for after-hours emergencies when on call
