- Must have 2 years of general maintenance experience.
- Must be able to read, write, and communicate effectively in the English language.
- Must possess sight/hearing senses, or use prosthetics that enable these senses to function adequately for the position.
- Must be able to push, pull or lift 50 pounds regularly and over 100 pounds occasionally.
- Must have the ability to minimize waste of supplies and misuse of equipment.
- Must have a valid state driver’s license.
- Must be willing to work harmoniously with other personnel and be willing to handle residents as needed based on behavior or acuity level.
- Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and at times hostile individuals within the facility.
- Must not pose a direct threat to the health or safety of others.
- Must be able to maintain regular attendance.
- Must be up to date with required vaccinations.
- Perform routine maintenance and repairs of the facility and equipment, including painting, plumbing, grounds keeping, electrical work and carpentry, observing safety standards and policies.
- Perform limited troubleshooting within scope of abilities.
- Perform preventive maintenance duties (e.g., filter changes, safety equipment checks, lubrication).
- Coordinate with contracted vendors for planned or preventative maintenance (e.g., fire sprinkler inspections, elevator contractors).
- Assist with housekeeping around the building perimeter as needed.
- Participate in the Community’s Emergency and Disaster Plan, including resident evacuation during emergencies.
- Rotate on-call maintenance after hours and weekends; carry a cell phone for emergencies as assigned.
- Wear required PPE and perform duties safely.
- Operate company vehicles, including with trailers, when required.
- Report all incidents and accidents to managers or supervisors.
- Attend in-service educational sessions and meetings as required.
- Provide outstanding customer service to residents and team members.
