• Must have 2 years of general maintenance experience.
• Must be able to read, write, and communicate effectively in the English language.
• Must possess sight/hearing senses, or use prosthetics that enable these senses to function adequately for the position.
• Must be able to push, pull or lift 50 pounds regularly and over 100 pounds occasionally.
• Must have the ability to minimize waste of supplies and misuse of equipment.
• Must have a valid state driver’s license.
• Must be willing to work harmoniously with other personnel and be willing to handle residents as needed based on behavior or acuity level.

• Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and at times hostile individuals within the facility.

• Must not pose a direct threat to the health or safety of others.
• Must be able to maintain regular attendance.
• Must be up to date with required vaccinations.

• Perform routine maintenance and repairs of the facility and equipment, including painting, plumbing, grounds keeping, electrical work and carpentry, observing safety standards and policies.
• Perform limited troubleshooting within scope of abilities.
• Perform preventive maintenance duties (e.g., filter changes, safety equipment checks, lubrication).
• Coordinate with contracted vendors for planned or preventative maintenance (e.g., fire sprinkler inspections, elevator contractors).
• Assist with housekeeping around the building perimeter as needed.
• Participate in the Community’s Emergency and Disaster Plan, including resident evacuation during emergencies.
• Rotate on-call maintenance after hours and weekends; carry a cell phone for emergencies as assigned.
• Wear required PPE and perform duties safely.
• Operate company vehicles, including with trailers, when required.
• Report all incidents and accidents to managers or supervisors.
• Attend in-service educational sessions and meetings as required.
• Provide outstanding customer service to residents and team members.
