The Cincinnati Metropolitan Housing Authority (CMHA), one of the nation's largest housing authorities, is seeking an experienced General Maintenance Superintendent to lead our skilled trades and maintenance operations. What You'll Do:As the General Maintenance Superintendent, you will:
- Lead, mentor, and develop supervisors, skilled trades, and maintenance personnel.
- Oversee work order completion, preventive maintenance, and daily maintenance operations across CMHA properties.
- Assist in developing maintenance strategies, budgets, cost controls, and long-range operational plans.
- Ensure properties maintain exceptional curb appeal and meet CMHA's Gold Standard expectations.
- Manage fleet operations, maintenance schedules, and regulatory documentation.
- Ensure compliance with CMHA policies, HUD regulations, safety standards, and applicable building codes.
- Provide technical guidance, coaching, and training to maintenance leadership and staff.
- Monitor productivity, staffing schedules, and quality of work while promoting operational excellence.
- Foster a culture focused on accountability, teamwork, customer service, and continuous improvement.
The ideal candidate is a proven maintenance leader who possesses:
- Strong leadership and team development skills.
- Extensive knowledge of building systems, life safety systems, and preventive maintenance programs.
- Experience managing maintenance operations, budgets, and work planning.
- Knowledge of HUD regulations, building codes, and maintenance compliance requirements.
- Excellent communication, problem-solving, and customer service skills.
- Experience supervising skilled trades in a multi-site residential, commercial, or public housing environment.
- Knowledge of:
- State and local building codes.
- HUD regulations.
- Blueprint interpretation and construction specifications.
- Fire protection, elevator, and alarm systems.
- Contract administration and specification development.
- Preventive maintenance planning and maintenance management systems.
- Proficiency with Microsoft Office (Word, Excel, Outlook, PowerPoint) and maintenance management software.
