Maintenance Technician

The Maintenance Technician assists in executing all maintenance processes—including corrective, preventative, routine, emergency, and cosmetic work—on the property. The technician also supports the make‑ready process for units, working under the direction of the Maintenance Supervisor and the Community Manager. The role requires regular daily onsite attendance and the ability to respond promptly to resident and management requests.

Essential Duties & Responsibilities
  • Respond to resident and management work orders for common areas, buildings, and unit maintenance.
  • Perform all necessary repairs and replacements in community common areas and units.
  • Assist with scheduling and execution of maintenance and repair events, including make‑ready activities.
  • Maintain cleanliness of exterior community grounds, breezeways, and all common areas.
  • Conduct pool maintenance, cleaning, and maintain accurate chemical logs.
  • Inspect grounds and buildings daily to identify and correct hazardous conditions.
  • Keep a preventative maintenance program that extends asset life and minimizes future repairs.
  • Adhere to Asset key policies and maintain a well‑organized, properly stocked maintenance shop.
  • Assist maintain the hazard communications program and promote safe work practices.
  • Participate in unit inspections and assist with monitoring inventory of equipment and supplies.
  • Maintain accurate service request records, EPA/OSHA standards, preventative maintenance logs, and unit make‑ready status.
  • Assist with general upkeep of office, common areas, and model units.
  • Report violations of community rules and regulations to the appropriate supervisor or manager.
  • Participate in on‑call emergency duties at the community.
  • Utilize property resources, equipment, and supplies economically.
  • Perform additional tasks and responsibilities assigned by the Maintenance Supervisor or Community Manager.
  • Provide excellent customer service, monitor service request turnaround, and maintain a favorable image of the community.
Education & Experience
  • High school diploma or equivalent.
  • Basic computer skills required to operate on‑site software.
  • Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement and travel between work sites, including use of ladders, stairs, ramps, and step stools.
  • Ability to lift, place, and move objects up to 100 pounds in various positions.
  • Frequent use of overhead or reaching positions, operating machinery, motor vehicles, and golf carts.
  • Work in varied environmental conditions, including outdoor weather extremes and exposure to hazardous chemicals.
  • Availability for overtime, weekend and night hours, including on‑call emergency duties.
  • Occasional stationary periods, standing or sitting for prolonged durations.
License / Equipment
  • Reliable transportation is required for on‑call emergency service.
Salary and Benefits

Salary Range
: $22 per hour to $24 per hour.

Full‑time employees receive paid sick days and company holidays.
