JOB DESCRIPTION SUMMARY

This role oversees and performs technical and mechanical work that ensures the interior and exterior of the community, its grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Schedule:

Monday-Friday + rotating on-call schedule
  • Assist and complete work orders generated from resident requests for service, diagnosing and repairing defects in accordance with policies, procedures, safety standards, and code requirements.
  • Oversee and complete the make‑ready process for vacant apartments, including pre‑move‑out inspections, punch lists, vendor scheduling, supply ordering, and final inspection.
  • Develop and enforce standards for the cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas.
  • Inspect work performed by service team members and contractors, assessing effectiveness and developing corrective action plans.
  • Maintain adequate inventory of spare parts and materials, and collaborate with the Community Manager to order supplies within budgetary guidelines.
  • Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Assist the Community Manager in developing budgets for regular repair, maintenance, and capital projects.
  • Support cost‑cutting programs by repairing parts when possible, avoiding waste, and using tools and equipment correctly.
  • Conduct scheduled safety meetings, keep MSDS sheets current, and stay updated on OSHA and related safety laws to ensure community compliance.
  • Demonstrate customer service skills by treating residents with respect, answering questions, and addressing complaints efficiently and with urgency.
BASIC KNOWLEDGE & QUALIFICATIONS
  • High school diploma, GED, or related experience and training.
  • Experience in property management maintenance, building maintenance, or related trade.
  • Provide own hand tools unless prohibited by State law and be knowledgeable in safe use and maintenance of hand and power tools, aides, mechanical equipment, and measuring devices.
  • Apply logical thinking to define and correct problems.
  • Proficiency in customer service and interpersonal communication skills with residents, clients, and team members.
  • Ability to read, write, and communicate effectively in support of company management.
  • Proficiency in internet, word processing, spreadsheet, and database programs; property management system experience preferred.
  • Mathematical skills for basic operations and reviewing financial, administrative, and legal documents.
SPECIALIZED SKILLS
  • EPA certifications Type I and II or Universal for sealed HVAC system testing and refrigerant handling.
  • All certifications required by State and Local jurisdictions.
  • Valid driver’s license to operate a golf cart on the property, if applicable.
TRAVEL / PHYSICAL DEMANDS
  • Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas repeatedly.
  • Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Push, pull, lift, and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
  • Local routine travel to meetings, training, or other necessary events.
  • Flexible schedule including evenings, weekends, and holidays.
ADDENDUM: PAY & BENEFITS

Hourly range: $28.00 - $30.00

Additional compensation may include quarterly or annual bonus programs based on individual and company performance.
