Maintenance Technician
- Genesis Apartments (Clearwater) SUMMARY

The Maintenance Technician – HVAC is responsible for maintaining the physical integrity of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. In the absence of a maintenance supervisor, the Maintenance Technician – HVAC will assume all maintenance responsibilities.

DUTIES AND RESPONSIBILITIES
  • The Maintenance Technician – HVAC performs (or coordinates as authorized) all maintenance activities of apartment communities, including repairs, preventative maintenance, installations, and construction in a timely manner and according to company policies and procedures to maximize property occupancy and return on investment.
    • Completes service requests within 24 hours.
    • Participates in an ongoing community improvement plan and preventative maintenance program.
    • Performs trash‑outs and make‑readies to ensure units are ready for future residents as quickly as possible.
    • Changes locks and makes keys.
    • Transfers heavy appliances and equipment between storage areas and apartments as circumstances warrant; assists in moving abandoned furniture to a dumpster when necessary.
    • Diagnoses and performs maintenance/repair as directed on a daily basis.
  • Maintains property common areas and grounds neat and free of litter; performs routine groundskeeping, weeding, raking, sweeping, and shoveling as needed.
  • Ensures that storage areas and vacant units remain locked when not in use.
  • Ensures thorough knowledge, implementation, and enforcement of pertinent laws, EPA, and OSHA regulations governing safe use, storage, and management of hazardous materials.
  • Maintains a courteous and helpful demeanor with residents, prospective residents, co‑workers, and vendors.
  • Adheres to schedule, is punctual, and has good, regular attendance.
  • Maintains a reliable mode of transportation and communication for emergency calls outside of business hours; may require travel to other properties in the area.
  • Reports any unusual or extraordinary circumstances regarding residents or the property.
  • Pursues educational opportunities and information to stay updated on best practices and regulations related to job duties.
  • Will work at or be assigned to other communities as needed, including 24‑hour maintenance emergency calls.
  • Performs other duties as assigned.
EDUCATIONAL/TECHNICAL REQUIREMENTS
  • Up‑to‑Date Universal type EPA Certification required from an approved and licensed authority.
  • HVAC (Heating, Ventilation, and Air Conditioning) Certification license required.
  • Swimming Pool Certification not required but a plus.
  • At least 1‑year experience in apartment maintenance or similar field.
  • High school diploma or equivalent and professional knowledge of trades/maintenance disciplines required.
  • Valid driver’s license (as applicable by the property).
PHYSICAL DEMANDS/WORKING CONDITIONS
  • Constant need (66% to 100% of the time) to be on feet.
  • Constant need (66% to 100% of the time) to perform the following physical activities:
    • Bent / stoop / squat / kneel – routine maintenance/repairs, pick up tools, and needed equipment.
    • Climb stairs – service requests, make‑ready needs for 2nd and 3rd‑floor apartments.
    • Push or pull – move equipment, appliances, open/close doors, etc.
    • Reach above shoulder – routine maintenance/repairs, stock, and remove equipment, parts, etc.
    • Climb ladders – routine maintenance/repairs.
    • Grasp / grip / turning – handle tools and equipment, perform routine maintenance/repairs.
    • Finger dexterity – handle tools and equipment, perform routine maintenance/repairs.
    • Writing – inventory maintenance, requisition requests, required maintenance reports.
  • Over 150 lbs. – rare need (less than 1% of the time).
  • 75–150 lbs. – occasional need (1% to 33% of the time).
  • 25–75 lbs. – frequent need (33% to 66% of the time).
  • 1–25 lbs. – constant need (66% to 100% of the time).
