Position Overview

Valiant Residential is seeking a Porter who will be responsible for cleaning vacant units in preparation for marketing and occupancy, as well as property common areas, offices, and model units. The Porter reports to maintenance or the business manager and works closely with the maintenance staff.

• Cleans the property business office, restrooms, laundry rooms, model apartments, and property common areas on a defined schedule.
• Cleans vacant apartment units in preparation for showing and occupancy.
• Reports any maintenance problems to the supervisor.
• Assists with inventory control.
• Performs job duties using safety guidelines and reports obstacles to doing so.
• Conducts all business in accordance with company policies and procedures.
• Makes ready units for new move-ins and checks appliances; informs Lead Maintenance of problems.
• Creates keys when necessary.
• Inspects bathroom tiles and performs minor repairs and replacements.
• Changes A/C filters.
• Operates carpet cleaning equipment to clean carpets.
• Lends assistance during trash-out of the apartment, such as moving heavy or bulky items to the dumpster.

• Willingness to perform all required tasks.
• Demonstrates knowledge of work safety habits.
• Possesses strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders; bilingual in Spanish is a plus.
• Has the ability to professionally represent the company.
• Maintains a valid driver’s license and reliable transportation.
• Is able to work on call (as necessary and/or if an emergency arises) and extended hours, including after-hours and weekends.
• Can organize and prioritize work.
• Has social skills to interact with residents.

• Must be able to sit, stand, climb, and stoop for up to 8 hours or more if needed.
• Must be able to walk the property for up to 8 hours (or more) in various weather conditions.
• Must have the ability to climb stairs.
• Must be able to lift up to 30 lbs. as needed.
