Position SummaryThe Custodian II is responsible for performing custodial duties and light maintenance tasks to ensure the cleanliness, safety, and upkeep of the Multi‑Family 9410 Hough property at CHN Housing Partners. This role involves routine cleaning, minor repairs, and assisting in general property maintenance to maintain a safe and well‑kept environment for residents, staff, and visitors. The position is responsible for the custodial, cleanliness and physical appeal of an apartment community managed by CHN.
Rateof Pay
$18.00 per hour (FLSA Non‑Exempt)
Essential Duties & Responsibilities Custodial Duties- Clean and sanitize common areas, restrooms, offices, and community spaces.
- Vacuum, sweep, mop, and dust surfaces regularly.
- Empty trash receptacles and ensure proper waste disposal.
- Restock restroom and cleaning supplies as needed.
- Perform seasonal cleaning tasks such as window washing, carpet cleaning, and pressure washing.
- Respond to emergency spills or unsanitary conditions promptly.
- Walk the property daily.
- Perform minor repairs, including patching walls, painting, and replacing light bulbs or fixtures.
- Perform HVAC filter replacements and minor adjustments.
- Perform basic electrical maintenance, such as resetting breakers or replacing outlets and switches.
- Change out smoke detectors and batteries throughout the property.
- Inspect and maintain common area equipment (e.g., laundry machines, community room appliances).
- Assist in maintaining curb appeal, landscaping, including minor lawn care, snow removal, and salting as needed.
- Conduct routine inspections of the property to identify maintenance or safety concerns.
- Assist in setting up and breaking down for community events or meetings.
- Maintain storage areas and ensure equipment and supplies are properly organized.
- Follow safety protocols and report hazardous conditions to management.
- Assist with unit turnovers, including cleaning out vacant units, preparing spaces for make‑ready, and minor repairs.
- Order supplies for the building.
- On‑call rotation.
- Other duties as assigned.
- High School Diploma or equivalent.
- Minimum 3 years of combined maintenance and custodial experience.
- Good working knowledge of cleaning agents and their applicability.
- Able to lift 50+ lbs.
- Ability to provide a high level of customer service.
- Ability to work independently with strong work ethic.
- Outstanding attention to detail.
- Other duties as assigned.
- Must have a valid driver’s license, automobile insurance, and reliable personal vehicle.
- Experience in general labor/home maintenance and repair with background in plumbing, carpentry, and electrical repairs.
- High level customer service, communication skills, conflict resolution, technical skills and problem solving, teamwork, leadership, self‑motivation, team motivation, and results orientation.
