Maintenance Manager
As a Roving Maintenance Supervisor, you will travel to our various properties nationwide to train new and existing maintenance team members, evaluate and implement maintenance and Coastal Ridge best practices using your deep expertise and oversee the facilities at assigned properties to ensure exceptional service is being delivered to all residents. You’ll also serve as a leader in our organization, working alongside the operations and facilities teams, championing the Coastal culture, and ensuring maintenance associates have the tools, resources, and direction to be engaged and successful.
WhereYou’ll Work:
In this role, you’ll have the opportunity to immerse yourself in a variety of Coastal Ridge Real Estate apartment communities across the United States, on a rolling basis. This position can be based out of any location within reasonable driving distance of a major airport. This is a working position on a 10 day, 100% traveling rotation.
What You’ll Own:- Evaluate property maintenance performance, using independent judgement to assess and identify opportunities for improving maintenance operations at each assigned property.
- Oversee and lead the maintenance team, including effective training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.
- Prioritize, assign, and provide quality control of work orders performed by maintenance team members, which includes monitoring and occasionally participating in the daily completion of work orders.
- Train maintenance team on related tasks and company policies, procedures, and practices.
- Obtain contracts and proposals from vendors and negotiate for best pricing; schedule and oversee completion of vendor work.
- Manage and support the execution of the turnover of units and make-readies for new residents.
- Assist in the coordination of the annual turn process for student move out/move in, which includes selecting vendors, managing turn teams, maintaining the turn budget, and maintaining the turn calendar and due dates.
- Execute the property’s preventative maintenance plan to maintain curb appeal and physical integrity of the overall property.
- Assist in the development, implementation and management of the maintenance budget;
Manage parts inventory and control costs to maintain budget. - Diagnose and implement opportunities for overall organization and cleanliness of work areas and maintenance shops.
- As needed, assist our Facilities team in the coordination of assigned construction and rehabilitation projects including planning, vendor engagement and bidding, progress inspections, timeline and scheduling, and approval of completed projects.
- Participate in on call emergency duties.
- Other duties and projects as directed and assigned.
- High school degree or equivalent required, bachelor’s degree preferred.
- At least 3 years’ experience in multifamily maintenance/construction.
- Previous supervisory experience.
- EPA Certification (Type I and II) required.
- CPO (Certified Pool Operator) certification required.
- Previous experience with student and conventional multifamily housing in multiple markets and asset types preferred.
- Must be able to frequently walk and occasionally stoop, kneel, crouch or crawl.
- Must be able to lift/move loads up to 50lbs as well as use a ladder.
