*$500 SIGN-ON BONUS!
* New maintenance team members who are in good standing with performance and attendance will be awarded a $500 sign‑on bonus ($250 to be paid out in the first paycheck of employment and the remaining $250 to be processed upon the 90th day of employment). Must sign an offer letter by 8/31/26 to be eligible.

Porters are responsible for maintaining AVE Brand Standards of cleanliness and presentation, while creating a positive, safe and organized work environment.

• Clean designated assigned amenity spaces and indoor/outdoor areas. This includes but is not limited to sweeping, mopping, vacuuming floors, dusting, polishing furniture, cleaning glass, etc.
• Troubleshoot/repair resident service requests. This includes but is not limited to appliance repair, HVAC repair, plumbing and electrical.
• Maintain community exterior maintenance and presentation. This includes but is not limited to watering flowers, leaf clean up, cleanliness of breezeways, trash pick‑up, etc.
• Assist maintenance with suite turn over and work requests. This includes but not limited to changing light bulbs, painting, caulking, shampooing carpet, furniture placement, replacing HVAC filters, etc.
• Maintenance Coverage after hours (as needed) - Porters execute on call rotation schedule to handle service requests outside of normal business hours.
• Community Emergencies - Porters are responsible for emergencies that may arise outside of normal business hours. I.e. flood, fire, power loss, etc.
• Snow Removal - responsible for ensuring community is always clear and accessible during snow falls.

• Minimum of one to two years of janitorial and/or maintenance experience, i.e. plumbing, electric, carpentry, appliance repairs, etc.
• Demonstrated strong guest service skills
• Demonstrated energetic, self-motivating and "can do" positive attitude
• High-level cleanliness and presentation standards
• Must have reliable source of transportation for required on-call rotation and community emergencies that may occur outside of normal business hours
• Basic English communication skills; ability to understand and communicate basic information regarding work assignments and safety protocols

Must be available to work the required full-time schedule of Tuesday through Saturday 8:00am to 4:30pm with on-call rotation.

• $20+/hour

Individual compensation decisions will vary as the hourly base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
