Overview
The Building Mechanical System (BMS) Manager leads the 24‑hour, 365‑day maintenance and housekeeping operations for the Department of Residential Facilities. The role supervises the entire MEP shop—HVAC technicians, plumbers, and Multi Trades staff—and assigns routine and emergency repairs across the College Park campus’s 70+ residence halls, Greek chapter houses, and recreational facilities.
Responsibilities- Provide direct leadership for the 24‑hour shop operations.
- Supervise and assign tasks to HVAC, plumbing, and multi‑trade technicians.
- Coordinate routine and emergency repairs for chilled water, domestic hot water, and steam systems.
- Oversee after‑hours maintenance response operations (“Reflex Program”) with six staff members.
- Report directly to the Senior Manager of Facilities Maintenance.
- Work from ladders, lifts, or scaffolding in fixed equipment areas.
- Manipulate heavy equipment and tools up to 70 lbs.; climb, bend, and stoop as necessary.
- Operate in hazardous or irritating environments, adverse weather, and cold conditions.
- May assist with snow removal using equipment such as tractors and snow blowers.
- Work extended hours, overtime, or on weekends during emergencies.
- Wear and maintain personal protective equipment.
- Submit annual Financial Disclosure to the Maryland State Ethics Commission.
- Three (3) years of facilities, operations, construction, or maintenance experience.
- One (1) year of supervisory experience with professional staff.
- Knowledge of building systems, operations, and maintenance trade methods.
- Ability to read, interpret, and work from blueprints, drawings, and specifications.
- Basic mathematics skills (volumes, areas, fractions, proportions).
- Strong oral and written communication skills.
- Proficiency with Microsoft Office products.
- Driver’s license with less than 6 points.
- Experience in higher education or large‑scale residential/facilities maintenance.
- OSHA 30 training and IWMS experience (Asset Works preferred).
- CEFP certification.
- Bachelor’s degree from an accredited college or university (or up to four (4) years of work experience substituting education).
- Ability to multitask and prioritize assignments.
- Open to onsite presence; may work remotely one day per week after probation.
- Availability for evening or weekend work, and emergency on‑call duty.
- Regular salary range: $102,979 to $123,574.
- Eligible for Regular Exempt benefits program.
The position requires an onsite presence and may involve travel or remote work as approved after probation. Background checks will be conducted; employment is contingent upon completion of a background check and employment‑eligibility verification.
