Job SummaryThe Maintenance Supervisor is responsible for leading a campus-wide maintenance program that ensures the reliability, safety, and longevity of university facilities and infrastructure. The role oversees planning, scheduling, and execution of maintenance activities across academic, residential, and auxiliary buildings while driving operational efficiency, regulatory compliance, and a consistent service standard.
Key Responsibilities- Lead, standardize, and execute a campus-wide maintenance program for all facility assets.
- Maintain accurate asset inventories and schedules for HVAC, electrical, plumbing, life safety, and specialty equipment.
- Plan and schedule work to align with academic calendars, occupancy, and campus events.
- Coordinate staffing and resources to ensure on‑time work order completion.
- Balance preventive, predictive, and corrective maintenance activities.
- Oversee CMMS (AiM) for work orders, asset tracking, and performance reporting.
- Supervise and develop maintenance staff; set clear expectations for quality, productivity, and compliance.
- Conduct field audits and implement continuous improvement initiatives.
- Ensure compliance with OSHA, life safety, and environmental regulations.
- Collaborate with internal and external stakeholders to align maintenance priorities and minimize disruption.
- Strong working knowledge of:
- HVAC systems (air handlers, chillers, controls)
- Electrical distribution systems
- Plumbing and mechanical systems
- Life safety systems
- High school diploma or GED required; technical degree or certifications preferred.
- 3–5 years of facilities maintenance experience, preferably in a large campus or higher education setting.
- Minimum 2 years of supervisory experience.
- Demonstrated experience managing preventive maintenance programs.
- Strong working knowledge of HVAC, electrical, plumbing, mechanical, and life safety systems.
