Turn Team Member (temporary/seasonal)

Hourly / Non-Exempt / Non-Benefit Eligible

Student housing turns typically last 10-21 days, where hundreds of students are moving out of a single community just days before a fresh crop is moving back in.

Each day you will be assigned a list of areas or units that needs some level of attention. Projects can include assisting with unit trash outs, groundskeeping, assisting maintenance with HVAC or preventative maintenance projects, furniture assembly and installation, and helping residents on move‑in day.

• Furniture Installation – when furniture arrives at a property during turn it is often all hands‑on deck to unload, deliver, install, and clean up. You must be physically able to lift 50 pounds or more and can operate smaller tools like allen wrenches for assembling the furniture.
• Groundskeeping – property beautification is often put on the back burner during turn but remains a critical aspect day‑to‑day operations. This can include picking up trash around the exterior of the buildings, landscaping (mowing, edging, trimming bushes, planting flowers), walking hallways and common areas, and emptying trash bins.
• Housekeeping – sweeping and mopping floors, wiping down common areas and fitness equipment, cleaning offices and bathrooms, floor treatments or shampooing carpets to maintain the community.
• Move‑in Day Assistance – help residents and families to move in quickly, maintain friendliness and respect, and report any incidents to the Community Manager.
• Maintenance Assistance – help the maintenance team with punch lists, minor and major repairs, painting touch‑ups, and preventative maintenance projects.
• Only enter occupied bedrooms when accompanied by an on‑site team member and keep interactions professional.
• Use all necessary equipment provided by the onsite manager, stay hydrated, and use proper safety equipment when working outside.

The work environment is an office setting with occasional work outside. Reasonable accommodations may be made.

Requires standing, walking, reaching, stooping, squatting and lifting up to 20 pounds. Requires use of hands and vision for close and distance tasks.
