The Maintenance Technician will keep the property clean and free of debris and complete repairs on a regular basis.
Essential Job Functions- Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial property including but not limited to.
- Plumbing maintenance and troubleshooting, with the ability to sweat copper pipe.
- Electrical wiring, outlet, and switch maintenance. Lighting fixture installation.
- Drywall and texturing installation and repair.
- Heating and Cooling and Ventilation troubleshooting and repair. Unit zone valve, transformer, and thermostat maintenance. Hot water and steam boiler troubleshooting and maintenance.
- Appliance installation, maintenance repair and troubleshooting.
- Complete any additional tasks as assigned by Community Manager, Regional Manager, Vice President or Maintenance Supervisor.
- Work with property manager and staff to efficiently, timely and cost-effectively complete maintenance work orders and apartment unit turns.
- Efficient materials planning and completion of maintenance unit turns to target one visit completion.
- Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange with resident a suitable option.
- Ensure that vacant apartments are “made ready” within 7 days of vacancy. Coordinate with cleaning and painting contractors as approved by Management Company.
- Leave the occupied and un-occupied units cleaner than when you arrived.
- Communicate with residents when repairs or maintenance will take longer than expected.
- Complete pre-moveout inspections to minimize turn times and complete unit turns timely.
- Update/close out work orders in the PM software with notes.
- Superior organization and communication skills.
- Ability to provide courteous and professional service to residents, property managers, supervisors, vendors and other service providers.
- Must be honest in time reporting.
- Reliable and on-time to work.
- HVAC experience a must.
- Valid driver's license may be required.
Educational degree not required.
At least one year of experience preferred.
Specialized training:
Multi-family property management experience is preferred.
