Maintenance Manager
A growing owner-operator is seeking an experienced Maintenance Manager to oversee all maintenance operations at a newly constructed, fully furnished student housing community located directly across from The Ohio State University. This 379-bed community offers luxury amenities, modern building systems, and a high-energy student living environment. This role is ideal for a hands-on maintenance leader who can balance preventive maintenance, vendor management, team leadership, and resident satisfaction while maintaining the highest standards of property performance.
WhatYou'll Do
Oversee all maintenance operations for a 379-bed student housing community Lead preventive maintenance programs to protect the long-term value of the asset Manage daily work orders, resident service requests, and emergency maintenance needs Supervise maintenance staff, vendors, and contractors Coordinate unit turns and ensure apartments are ready for new resident move-ins Monitor building systems, equipment, and common areas to ensure optimal performance Manage maintenance budgets, inventory, and purchasing processes Conduct regular property inspections and identify opportunities for improvement Ensure compliance with safety standards, building codes, and company policies Partner closely with property management to deliver an exceptional resident experience

What It Takes3+ years of maintenance leadership experience in multifamily, student housing, hospitality, or related property operations Strong knowledge of HVAC, plumbing, electrical, appliance repair, and building systems Experience managing vendors, contractors, and maintenance personnel Ability to prioritize service requests and manage multiple projects simultaneously Strong communication and customer service skills Experience with preventive maintenance programs and capital projects Familiarity with Entrata, Yardi, or similar property management software preferred EPA certification and additional technical certifications are a plus
