Location and role:
We are hiring for an experienced Maintenance Supervisor for our 255‑unit property in Italian Village. The Maintenance Supervisor position plays a critical role in ensuring the overall functionality, safety, and appearance of our property. You will be responsible for performing a wide range of maintenance and repairs, responding to service requests, and contributing to the well‑being and satisfaction of our residents.

Responsibilities
  • Supervise, train, and assist Maintenance Techs I, II, & III.
  • Diagnose and repair major systems.
  • Oversee and assist with completion of unit turns and work orders.
  • Manage and/or assist with preventative maintenance and property inspections.
  • Conduct regular inspections of common areas, grounds, and apartment units, identifying and addressing maintenance concerns and safety hazards.
  • Ensure compliance with OSHA, EPA, and property/company policies.
  • Maintain vendor relationships.
  • Assist with budget planning for maintenance and capital projects.
  • Ensure the curb appeal of the property including landscaping, snow removal, and trash cleanup.
  • Monitor and manage inventory of maintenance supplies and equipment.
  • Perform additional duties as needed to support business operations.
Qualifications
  • 3–5 years of property maintenance or related experience, including supervisory oversight.
  • Previous experience in managing maintenance for a 200+ unit property.
  • HVAC and CPO certifications.
  • Ability to manage priorities, budgets, and people effectively.
  • Working knowledge of maintenance tools, safety procedures and general repair practices.
  • Must be HVAC certified and have or willing to get CPO certification if applicable.
  • Strong resident relation skills.
  • Ability to lift 50 pounds.
  • Ability to stand/walk for the majority of the day.
