Location and role:
We are hiring for an experienced Maintenance Supervisor for our 255‑unit property in Italian Village. The Maintenance Supervisor position plays a critical role in ensuring the overall functionality, safety, and appearance of our property. You will be responsible for performing a wide range of maintenance and repairs, responding to service requests, and contributing to the well‑being and satisfaction of our residents.

- Supervise, train, and assist Maintenance Techs I, II, & III.
- Diagnose and repair major systems.
- Oversee and assist with completion of unit turns and work orders.
- Manage and/or assist with preventative maintenance and property inspections.
- Conduct regular inspections of common areas, grounds, and apartment units, identifying and addressing maintenance concerns and safety hazards.
- Ensure compliance with OSHA, EPA, and property/company policies.
- Maintain vendor relationships.
- Assist with budget planning for maintenance and capital projects.
- Ensure the curb appeal of the property including landscaping, snow removal, and trash cleanup.
- Monitor and manage inventory of maintenance supplies and equipment.
- Perform additional duties as needed to support business operations.
- 3–5 years of property maintenance or related experience, including supervisory oversight.
- Previous experience in managing maintenance for a 200+ unit property.
- HVAC and CPO certifications.
- Ability to manage priorities, budgets, and people effectively.
- Working knowledge of maintenance tools, safety procedures and general repair practices.
- Must be HVAC certified and have or willing to get CPO certification if applicable.
- Strong resident relation skills.
- Ability to lift 50 pounds.
- Ability to stand/walk for the majority of the day.
