Job Location and Compensation
Columbus, OH 43215. Salary: $23.00 - $28.00 per hour.
Position OverviewMaintenance Technician (Facilities Technician) responsible for preserving and improving the condition and functionality of our communities. Performs a variety of maintenance tasks including cleanouts, patching, painting, plumbing and electrical repairs, HVAC troubleshooting, groundskeeping, and other general maintenance.
ReportingReports to the SVP of Facilities, Facilities Manager, and Community Manager.
Responsibilities, Expectations, and Duties- Prioritize and complete maintenance work and service requests (grounds, cleaning, carpentry, plumbing, painting, electrical, HVAC, masonry, etc.) in accordance with company standards and applicable building codes.
- Execute the Make‑Ready/Turn process.
- Coordinate with employees and vendor/contractors to ensure quality, completeness, and compliance with company standards.
- Maintain daily upkeep of common areas and community buildings, including snow removal and application of ice melt on sidewalks, steps, driveways, parking lots.
- Maintain grounds, keeping them free of trash and debris.
- Inspect apartments to identify areas needing immediate or future repairs and provide inspection reports to the Community Manager.
- Perform other duties as assigned. Actual duties may vary depending on community size.

- Proven experience as a maintenance technician
- Basic understanding of electrical, plumbing, heating, cooling, hydraulic, and other systems
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, appliances, and devices
- Certified Pool Operator (CPO) preferred
- Manual dexterity and problem‑solving skills
- Good physical condition and strength, willingness to work overtime if needed
- High school diploma or equivalent; certificate in HVAC, building maintenance technology, or related field a plus
Work on-site at an apartment community. Interacts regularly with residents, vendors, and internal customers. Schedule varies by property; may require overtime and on‑call availability. Requires flexibility and readiness to respond to property needs.
Physical RequirementsMust be able to stand, walk, sit, use hands, reach, stoop, kneel, crouch, or crawl. May lift and move up to 50 pounds and operate power tools. Occasional driving may be required. Physical condition must meet professional standards for the role.
