Position: Maintenance Supervisor - West Fork (New Tax Credit Lease-Up)

Maintenance Supervisor – Westfork (New Tax Credit Lease-Up)

The Maintenance Supervisor is responsible and accountable for curb appeal, physical maintenance, and personnel on a daily basis.

Compensation: $26 per hour. Competitive wages paid weekly, plus free safety/work boots as part of our Maintenance Boots Program.

Responsibilities
  • Monitor maintenance expenses to keep them below budget.
  • Perform inspection of community grounds each morning.
  • Conduct turn (painting, cleaning, and maintenance) of vacant units.
  • Complete all maintenance requests in a timely manner.
  • Prepare all vacant units for occupancy.
  • Execute preventative maintenance activities.
  • Maintain landscaping, bushes, trees, and lawn.
  • Perform snow removal of community sidewalks.
  • Maintain log of weather and snow removal efforts.
  • Maintain records of maintenance performed in all units and at the site.
  • Maintain all HKP’s tools, equipment, and replacement parts in working condition.
  • Provide and maintain own set of personal tools.
  • Sweep, clean, and maintain all common areas of the community.
  • Supervise contractors working at the site.
  • Provide emergency resident support after office hours.
  • Maintain resident and specific apartment preventative maintenance records.
  • Provide service and maintenance for all common amenities.
  • Conduct quarterly unit inspections.
  • Manage physical maintenance of community (includes inspections, reporting, financial responsibility).
  • Oversee curb appeal (including landscaping, lawn care, snow removal, trash collection).
  • Supervise personnel (training and evaluation).
  • Perform other duties as assigned.
Qualifications & Skills
  • High school diploma or GED.
  • 3–5 years of experience with appliance repairs and HVAC; EPA/HVAC Certification required.
  • Language skills: ability to read, write, speak, and interpret basic instructions, simple correspondence, and present information one-on-one or in small groups.
  • Math skills: able to add, subtract, multiply, divide using whole numbers, fractions, and decimals; compare rates, ratios, percentages, and interpret basic graphs.
  • Reasoning skills: able to carry out detailed written or oral instructions with common sense understanding; able to solve problems with few variables in standardized situations.
  • Computer skills: beginner experience with MS Outlook.
