The Maintenance Supervisor is responsible for overseeing the daily operations and coordination of the maintenance department within a healthcare, long-term care, or assisted living facility. The role involves supervising a team of maintenance staff, performing repairs, preventive maintenance, and ensuring that the facility is safe, functional, and in compliance with all safety regulations. The Maintenance Supervisor ensures that all facility systems, equipment, and grounds are properly maintained to promote a clean, safe, and comfortable environment for residents, staff, and visitors.

Key Responsibilities:

Team Leadership and Supervision:

Lead and supervise a team of maintenance technicians, assigning daily tasks and projects, and ensuring work is completed efficiently and to a high standard.
Provide training, guidance, and support to the maintenance team to ensure safe and effective operation of all tools and equipment.
Conduct performance evaluations, provide feedback, and manage scheduling to ensure adequate coverage for all maintenance needs.
Foster a positive and collaborative work environment, promoting teamwork and professional growth.

Facility Maintenance and Repairs:

Oversee the repair and upkeep of the facility's electrical, plumbing, HVAC, and mechanical systems.
Perform routine inspections of the building and grounds to identify potential safety hazards and maintenance needs.
Implement and manage a preventive maintenance program to ensure equipment operates efficiently and minimizes downtime.
Ensure that all repairs and maintenance are completed in a timely manner to avoid disruption to residents and staff.

Regulatory Compliance and Safety:

Ensure compliance with all local, state, and federal safety regulations, including building codes, fire safety, and environmental health standards.
Ensure the proper functioning of safety systems, such as fire alarms, sprinkler systems, and emergency lighting, conducting regular checks and documentation.
Develop and enforce safety protocols for maintenance operations, including the use of personal protective equipment (PPE) and proper handling of hazardous materials.
Maintain accurate records of all inspections, repairs, and maintenance activities for regulatory compliance and audits.

Vendor and Contractor Management:

Coordinate with outside vendors and contractors for specialized repairs, renovations, or large projects that require external expertise.
Obtain bids, negotiate contracts, and oversee the quality and timeliness of work performed by external vendors.
Monitor vendor performance to ensure all work meets the facility’s standards and contractual obligations.

Inventory and Equipment Management:

Manage inventory of tools, equipment, and supplies, ensuring that maintenance staff have the necessary materials to complete their work.
Monitor usage and order supplies as needed, while maintaining budgetary controls and minimizing waste.
Ensure that all tools and equipment are properly maintained, repaired, and replaced as necessary.

Resident and Staff Interaction:

Respond promptly to maintenance requests and concerns from residents, staff, and families, ensuring that all issues are resolved in a timely and courteous manner.
Collaborate with other departments, including housekeeping, nursing, and administration, to coordinate maintenance activities and minimize disruption to daily operations.
