Job DescriptionThe Maintenance Technician reports to the Community Manager and works as part of a team to ensure that the property is maintained in the best physical condition possible and that all resident service requests are completed in a timely manner.
Maintenance- Perform minor property maintenance and repairs as assigned by the Community Manager, including plastering, painting, plumbing (unclogging toilets and drains), carpentry, mechanical and electrical tasks. Requires pushing, pulling, reaching overhead and in front, crawling around or behind equipment, lifting drywall panels and large containers of paint, plaster, lumber, and tools.
- Observe and practice safety procedures; never leave equipment, tools, or supplies unattended; wear safety gear and use signage to announce unsafe conditions.
- Work with the Community Manager to prioritize, schedule, and complete resident service requests for unit repairs, general maintenance, and janitorial duties according to Abode Communities standards.
- Prepare properties for inspections by regulatory agencies.
- Coordinate and monitor progress of vendors or outside contractors.
- Inspect property daily and report any needed repairs to the Community Manager.
- Troubleshoot and diagnose equipment malfunctions; repair equipment or arrange for vendor or contractor repair per policies and procedures.
- Inspect building equipment and provide preventative maintenance services according to guidelines; maintain all equipment inspection and preventative maintenance logs.
- Maintain the maintenance equipment supplies inventory and order as needed.
- Complete all paperwork (preventative maintenance schedules, work orders, inventory reports, daily work log reports, etc.) on a daily basis or as required by the Community Manager.
- Assist in the preparation of supplies orders.
- Respond to after‑hours and weekend maintenance emergencies; may be called to assist other properties as needed.
- Assist with janitorial duties as needed to support the property’s physical condition; specialize in projects designated by the Regional Supervisor or manager.
Minimum of three (3) years of general maintenance experience (plastering, painting, basic plumbing such as unclogging toilets and drains, carpentry).
- Ability to read, write, and speak English.
- Ability to communicate effectively with people from diverse cultures and backgrounds.
- Basic computer skills.
- Valid California driver's license and an insured vehicle.
- Ability to take direction from management.
- Work collaboratively as part of a site team.
- Professional rapport with vendors, residents, and co‑workers.
