Wingate Management Company is seeking an experienced

Maintenance Supervisor to oversee maintenance operations at Royal Gardens, a300-unit residential community in Concord, NH
, consisting primarily oftownhomes across 13 acres and 27 buildings.

This is a true supervisory position. We are looking for someone who has successfully managed maintenance employees day to day
,can set priorities, coach and develop a team, hold employees accountable, and confidently oversee the maintenance needs of a large residential community.

• Provide direct, day-to-day supervision, coaching, training, and accountability fora team of two Maintenance Technicians while coordinating workloads and establishing daily priorities.
• Oversee work orders, preventive maintenance, apartment turnovers, inspections,emergency requests, renovations, and capital improvement projects across abusy 300-unit community.
• Remain hands-on with residential maintenance, including HVAC troubleshooting,boiler systems, plumbing, electrical, drywall, painting, and general building repairs.
• Coordinate vendors and contractors, obtain bids and quotes, maintain accurate maintenance records, and ensure projects and work orders are completed onschedule.
• Lead monthly safety meetings and ensure the team follows OSHA requirements,company safety practices, and established maintenance procedures.
• Participate in the on-call rotation and seasonal property needs, including snow andice removal/plowing, while helping ensure the community remains safeand well maintained year-round.

• Minimum3 years of direct maintenance supervisory experience required,including day-to-day responsibility for managing, coaching, training, and directing maintenance employees.
• 3–5+years of residential/apartment maintenance experience required;experience supporting a large multifamily community strongly preferred.
• Boiler troubleshooting and maintenance experience required, along with working knowledge of HVAC, plumbing, electrical, and general residential building systems.
• Snow removal/plowing experience required and ability to participate in seasonal weather-related property operations.
• Proven leadership skills, including the ability to prioritize team workloads,delegate responsibilities, provide feedback, develop employees, and respond appropriately to emergencies.
• Strong administrative and organizational skills, including work-order management,vendor coordination, documentation, safety compliance, and the ability tobalance field and office responsibilities.

Must provide your own basic hand tools and possess a valid driver's license with a driving record that meets company insurance requirements for operating company vehicles.
