The Director of Facilities and Maintenance leads the planning, operation, maintenance, cleanliness, safety, security support, and improvement of corporation buildings and grounds. The director establishes preventive and predictive maintenance systems, supervises facilities personnel and contractors, manages capital and repair projects, and ensures that learning and work environments are safe, accessible, functional, healthy, energy-conscious, and ready for instruction and community use.

The position provides long-range stewardship of public assets while responding effectively to daily service needs and emergencies.

Facilities Operations and Maintenance

• Direct district wide maintenance, repair, custodial coordination, grounds, utilities, mail and supply distribution, and assigned warehouse or inventory functions.
• Establish and manage preventive and predictive maintenance programs for HVAC, electrical, plumbing, roofing, building envelope, life-safety, kitchen, athletic, grounds, and other facility systems using a computerized maintenance management system when available.
• Prioritize, assign, track, and close work orders based on safety, instructional impact, legal requirements, asset condition, urgency, and available resources. Communicate service status and expected completion dates to affected schools and departments.
• Monitor building automation and energy-management systems; investigate alarms, trends, comfort complaints, and abnormal consumption; coordinate corrective action without compromising indoor environmental quality.
• Maintain accurate asset inventories, equipment histories, warranties, keys and access devices, parts and supply controls, drawings, manuals, and inspection records.
• Conduct regular facility and grounds inspections and maintain a documented process for identifying, prioritizing, correcting, and verifying deficiencies.

Safety Environmental Health and Regulatory Compliance

• Maintain facilities in accordance with applicable Indiana building, fire, electrical, mechanical, plumbing, accessibility, health, and safety requirements; coordinate inspections, testing, documentation, deficiency correction, and required reporting.
• Coordinate building-specific fire and emergency plans, egress readiness, life-safety system testing, extinguisher inspections, emergency lighting tests, fire watches when required, and records available to code officials.
• Administer or coordinate programs for asbestos under AHERA, lead and other regulated materials, hazardous communication, chemical storage, blood borne pathogens, lockout/tagout, confined spaces, fall protection, personal protective equipment, and other applicable IOSHA or EPA requirements.
• Support compliance with Indiana indoor air quality requirements for schools, including investigation, documentation, ventilation, moisture control, mold prevention, complaint response, and coordination with health officials as appropriate.
• Implement integrated pest management practices; ensure pesticide applications, notifications, licensing or contractor qualifications, records, and student-safety precautions comply with applicable requirements. FCSC Director of Facilities and Maintenance | 2026–2027 | Page 1
• Coordinate drinking water, wastewater, stormwater, fuel storage, refrigerant, waste, recycling, and other environmental responsibilities assigned to the department.
• Partner with school safety personnel and administrators on secure facilities, access control, emergency preparedness, severe weather response, reunification support, and continuity of operations.
