Overview

The Maintenance Director manages overall maintenance and appearance of the community, ensuring working order and overseeing landscaping.

Position Details

  • Shift: Monday – Friday 8a–5p with rotating weekends as Manager on Duty
Responsibilities
  • Maintain all community areas including grounds, fences, parking, buildings, swimming pools, spas, appliances, HVAC, and lift stations.
  • Maintain service equipment, power tools, and kitchen equipment.
  • Coordinate preventative maintenance programs per manufacturer guidelines.
  • Keep maintenance records and use work order system to track repairs.
  • Communicate repair status to residents.
  • Provide full‑service, 24/7 on‑call maintenance.
  • Conduct daily inspections of building, grounds, and equipment.
  • Ensure compliance with local, state, and federal fire and safety regulations.
  • Identify and resolve hazards to maintain resident, visitor, and associate safety.
  • Control maintenance supply inventory.
  • Respond to resident complaints about building maintenance and appearance.
  • Collaborate with management team on marketing and community operations.
  • Supervise Maintenance and Housekeeping departments.
Qualifications
  • Minimum 1 year experience in residential maintenance (all phases).
  • Valid licensure and certifications required by state and federal agencies.
  • Strong organizational skills and high attention to detail.
  • Must be able to obtain a Commercial Driver’s License where required.
  • Fluent in reading, writing, and speaking English.
  • Knowledge of building operations, life safety, plumbing, electrical, and HVAC.
  • Capable of moderate to heavy exertion; able to stand, reach, walk, climb stairs/ladders, kneel, crouch, and crawl.
  • Can lift 50–100 lbs and available after hours.
  • Willing to acquire valid driver's license for company travel.
