Job Description Summary

This position performs technical and mechanical work to maintain the physical aspects of the property, ensuring cleanliness, appearance, safety, and functionality according to company standards.

Responsibilities
  • Complete assigned work orders from resident requests and preventive maintenance, diagnosing defects and performing repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Conduct the "make‑ready" process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, material procurement, completion of maintenance tasks, and final inspection.
  • Manage materials, supplies, equipment, and tools, tracking inventory, returning unused items, and notifying the maintenance supervisor of re‑ordering needs.
  • Document and complete necessary paperwork accurately and timely to ensure proper tracking of service requests.
  • Assist with grounds and common‑area upkeep, such as trash removal, debris pick‑up, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control initiatives by repairing rather than replacing parts when possible and using tools and equipment efficiently.
  • Attend routine safety meetings, complete required OSHA and other safety training, and report accidents or incidents promptly.
  • Periodically inspect work performed by contractors, vendors, and service providers to verify quality standards and specifications.
  • Conduct routine and periodic property inspections to identify safety concerns, maintain the property, and communicate needs to management.
Physical Demands

Incumbents must be able to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work may be performed inside and outside in all weather conditions and may involve lifting up to 25pounds independently and 50pounds with assistance. Workers may be required to travel, attend training or meetings, and work a flexible schedule that includes calls during evenings, weekends, and holidays.

Required

Licenses or Certifications
  • EPA certifications Type1 andII or Universal for refrigerant recycling (applicable to Certified Service Technicians).
  • All certifications required by state and local jurisdictions (applicable to all Service Technicians).
  • Valid driver’s license to operate a golf cart on property, if applicable.
Additional Compensation

Hourly rate: $24.00–$25.00. Eligibility for quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly programs (onsite property positions).
