Job Overview: The Maintenance Manager performs general maintenance on association property and equipment as needed. Reports directly to the Manager with significant contact with residents, guests, outside groups and associations, and employees.

Compensation: $100,000 – $110,000

Your Responsibilities

• Oversees onsite team members and vendors as assigned.
• Takes direction from the Manager or Board, and works hours as directed.
• Follow, daily weekly schedules to complete all tasks
• Report any repairs that need follow up to Manager
• Restrooms Checks for cleanliness and proper operation
• Inspect for any damage; make any repairs that are needed to sinks, faucets, drains, valves, doors, walls and other fixtures.
• Perform janitorial services to clean restrooms, including cleaning sinks, mirrors, floors, toilets, stocking paper towels and soaps, and emptying trash.
• Clean and make any necessary repairs to indoor and outdoor showers
• Check for any problems and make any repairs that are needed.
• Checks kitchen sinks, appliances, refrigerator, cabinets; counter tops and other appliances/fixtures. Ensure that all appliances are in working order and make any repairs that are needed.
• Clubhouse, Billiard, Craft, Fitness room
• Inspect areas and equipment for any damages. Make any repairs that are needed.
• Set up and break down tables, chairs and other equipment according to banquet event order(s).
• Outside duties as assigned.
• Cleaning: maintaining walkways, pool, pool deck, tennis courts, Bocce courts, picnic areas and all outside furniture as needed or scheduled
• Audio Visual/Electronic/Data Network Maintenance
• Set up and understand Audio visual equipment, make minor electronic repairs, and set up systems, assist with operation of computer systems, electronic access systems and networks.
• Pool operation and repair
• Maintain and repair pool components. Operate pools within health requirements under supervision. Keep necessary pool records.

Non-essental Responsibilites

• Keep closets and storage rooms clean and organized.
• Replace small batteries, make minor repairs; repair and paint as needed; check lights; replace lights that are safe to replace.
• Repair or report any water; plumbing; air conditioning or heating problems or damage.
• Clean and fill fountains as scheduled.
• Notify manager when supplies are needed.
• Check and maintain exercise equipment.
• Pick up supplies and restock when needed.
• Perform maintenance repair for common areas and tracts under the direction of the Manager.
• Assist with special projects and events at the discretion of the Manager.
• Responsible for all other duties and tasks as assigned or deemed needed.
• Cleaning equipment, leaf blower; power washer; floor machine, personal vehicle.
• Assist with other jobs and other duties as necessary.
• Maintain a work schedule with minimum or little supervision.
• The employee performs all duties and functions in this job description to and acceptable level and is self-motivated and aware of conditions that need attention and take necessary action to resolve.

Skills & Qualifications

• Must be proficient in reading, writing, math, comprehension, and communication in English.
• Proper use of the cleaning chemicals. Apply the necessary safety precautions associated with cleaning chemicals.
• Ability to learn the operation and use of floor machines and custodial machines.
• Ability to maintain effective working relationships with other employees, Manager, Board of Directors, and homeowners and resolve conflicts and problems courteously and tactfully.
